    Default Tulsa Downtown/Midtown Projects

    Tulsa has a lot of projects going on now, and a lot of conversion and infill projects going or coming up very soon now that 2025 is fully underway.

    First off, there are four downtown housing projects are part of the Vision2025 plan for downtown, the first three are all in the central business district of downtown. Work is likely to begin on all of these in the summer.

    The former Mayo Hotel in downtown will be converted to mostly apartments. 70 for lease unit will be available. Currently the first two floors have been restored and are used for events and as retail space.
    Several floors will be developed for the apartments. The 16th and 17th floor will likely be ballroom space and the 18th floor is planned as a restaurant and rooftop bar.

    The Former Mayo Building (an office building two blocks from the hotel) will also be converted to loft apartments, there currently is retail on the first floor of this building. Up to 94 units will be developed in this building



    The PSO building will be converted to loft apartments with some retail space, 52 lofts will be developed in this building.


    The former Jacobs Hotel will be converted to 16 loft apartments in the Blue Dome district of downtown.

    OSU Tulsa's advanced technology research facility is well underway


    The Mcfarlin Building is being restored as office and restaurant space. The first floor is currently retail, the second floor will have retail and a New Orleans style resturant with balconys overlooking Main. The top three floors will be office space including the devolopers new headquarters.


    A large Brady District downtown warehouse has been converted into very cool office space for Wallace Engeering’s new headquarters. This project is very close to being completed.

    KMO Development redid two warehouses on the southside of downtown into office space, nice redo project that was finished in the last few months. Their new headquarters is in one of the warehouses.

    The upper floors of the classic Philtower are being converted to loft space, most floors are done and leased.

    As you may have heard, investors Henry Kanbar (Skyy Vodka owner) and Henry Kauffman has bought 32% of downtown Tulsa, 22 buildings with 2.57 million square feet of space. They plan to redo all the buildings and convert many of them to mult-use and residential (the PSO Building project is theirs).

    They are currently converting the Two West Sixth St building to loft apartments and will begin the PSO building soon.



    Tulsa’s new arena, the BOk Center is coming along, foundation work is nearly complete. The arena is a striking design by the world renown Cesar Pelli (designer of the Petronas Towers) and due for completion in early ‘08


    Just east of the downtown loop is the Village at Central Part new urbanism townhomes in the newly named "Pearl District"

    Outside of downtown are some other nice infill developments.

    Just south of downtown is the new Tudors development. Townhomes and a small midrise on the river. This is the same group that is doing your boutique hotel.

    In midtown there is the new midrise upscale condo building, Utica Place

    In Brookside there are two groups doing infill homes

    There also is a small shopping center planned in the middle of Brookside that was a gas station until recently.


    Tulsa Lofts are also building in Cherry Street area.
