    Auto Alley 1 NE 7th

    Former warehouses to become another Auto Alley mixed-use project

    Another day, another large renovation project moving forward in Automobile Alley.



    Plans have been drawn to redevelop three one-story warehouse buildings at 1 NE 7th Street, directly east of the railroad tracks.

    Purchased in January 2018 by an LLC that tracks back to local developer Jeff Johnson at a price of $1.185 million, the .69 acre site and buildings totaling 12,140 square feet was most recently owned and occupied by Brawley Rents.

    Plans show the intention to modernize the three structures with a large outdoor patio and a parking lot added to the east.

    Many industrial features will be retained, such as raw brick walls and high ceilings.

    The project is one of more than a dozen renovation and new-build developments planned or underway for the area east of Broadway Avenue in the Automobile Alley district. It is directly north of Central Exchange and 6th Street Market which are both well under construction.

    The flurry of activity is due at least in part to the new streetcar line that runs north on Broadway and the recently implemented quiet zone which eliminated train whistles through downtown and the urban core.

    Leasing is being handled by Allison Barta Bailey of Price Edwards and design is by Gardner Architects.

    This pace of development is truly impressive! How close are we to having another large housing development announced in the Auto Alley area?

    Jeff Johnson is the same guy involved in the Barrios redevelopment, right?

    My dream for this area would be for someone to come in and get all of the mid-block property between 7th and 8th (including The Yard) and build a 6 to 12 story building that is a ~70/30 mix parking structure/housing on top (so 4 and 2 for a six story to like 7 and 5 for a 12 story building). 1st floor would eat up some of the outside spaces for smaller eatery/retail establishments along 7th and 8th.

    This would solidify parking in the area while adding a few residents (and them being high enough up that they don't have to deal as much with all the sounds of what is clearly going to be a late night entertainment district). This would allow for the rest of the older buildings and empty lots to be converted to higher and better use.

    They have started to brew and are shooting for an early October opening. They just have a few more inspections and the patio/parking to pour. Coming soon!
