Thread: 11 NW 8th

    Auto Alley 11 NW 8th

Massive renovation and expansion coming to another Auto Alley property

Plans were submitted today to renovate and add a 3-story addition to abandoned warehouses at 11 NW 8th just east of Broadway in Automobile Alley.

The project would provide approximately 65,000 square feet of mixed-use space direct west of the 8th Street Market, another renovated warehouse project that is now home to Prairie Artisan Ales and several other tenants.

The two existing buildings will be retained and an entirely new structure of three levels will be added between them and the railroad tracks.

The first floor will see a variety of commercial uses and include an internal 'pedestrian street' with two floors of office space above.

In addition, a new rooftop terrace will be added that will provide views of the skyline to the south.

The owner is C9 properties of Oklahoma City and the architect is AHMM.

The Downtown Design Review Committee will review the plans on November 11th.

Wow.. This seems awesome! Great rehap and the addition looks slick and is cohesive with the surrounding buildings. These off-broadway AA infill projects are really exciting and pushing this part of Downtown to another level.

The AA - Flat Iron - DD in-fill is actually happening. Get some cool tenants in this area, then we will see more residential moved in. We will need a P-180 type of rework on all of these streets very soon.

Agree with that!^^^ Imagine all the alleys being activated as well. Would be super cool

This is beautiful... imagine the next 5 years of all these little infill projects within that area

Automobile Alley is on fire! LOVING all of the infill AND rehab of existing buildings. There really needs to be some sort of parking solution/plan for the area east of Broadway, as eventually that will become an issue. It's apparent those surface lots are not long for this world.

AHMM is changing OKC; constantly raising the bar.

Oh wow, this looks incredible! As everyone else has said, the infill is really exciting, especially in this area, which will hopefully start to better connect the districts. The renderings these firms are starting to put out are pretty incredible as well, almost indistinguishable from a real photo.

Eventually the demand will be there to build housing in this area. It could be like a smaller version of Division Street in Portland.

I'm interested in seeing what Global Payments and the Monarch Building brings to this area of downtown in regards to demand for housing as well as spawning further development. We could, in theory have a cascade effect of spawning more and more development until there is no real vacant land or parking lots. At least that's what I'm hoping. If you think about it, between Monarch and Global Payments, we're talking about maybe upwards of another thousand people working in the Automobile Area of downtown. That's a lot more demand for food, potential housing, etc.

OKC should build a streetcar for this area.

“It's not Midtown and it's not Bricktown,” Scaramucci said of the area lined up along the BNSF railway. “But it has characteristics of both. You have a fantastic building stock that fronts streets. You have emerging businesses moving into these spaces and a rich variety of spaces with retail, breweries, restaurants, offices and housing. It's becoming what it probably wanted to be — something different. And that's good.”

New district alert - let's call it NoMiNoBri or EoAA

I assume Bison will be moving in there as well. Cool to see these young companies making an impact on the downtown RE.

It's already part of the Automobile Alley district - Automobile Alley goes from the alleyway just to the west of Broadway, east to I-235, and from Park Place south to NW/NE 4th St. (http://downtownokc.com/wp-content/up...C-Map-2017.pdf)

I think what he's saying is that there are some very big gaps between those district and all this infill near the RR tracks will go a long way towards closing that up and creating some contiguous density.

People forget how many huge holes we still have in our core.

Yes, they've filed their building permit applications.

Those things usually take a few months to complete the process and be issued.

The owners/developers of this project just bought the .64 acre lot directly to the south. Paid Meg Salyer $1.4M.
