This is a good adaptive reuse of an urban property. The interior look is popular and forgivable in the urban living space market. The structure is maintained with the least amount of permanent change. Boarded up doors and windows are much easier to re-open than brick filled spaces. The pricing is competitive for the area and style of dwelling.
You aren't wrong with your points, but the appearance feels like it is trying too hard to be "cool" and missing completely.
Perhaps some more neutral tones would better capture the industrial look they are going for, and lose the contact lens salad bowl sinks. And some brighter accents to breathe some life into what looks like a dark olive colored dungeon.
Yeah, that interior hodgepodge is a hard pass.
The exposed plumbing and duct work really gives it that "I live in my mom's basement" vibe.
