it lists the HOA fee as $1,281 per month... seems like an odd number for a monthly fee

^I'm sure that is just how the numbers work out based on square footage. Other one listed today (common ownership) is 2827 feet and is $656 per month. The weird thing about the penthouse is they listed very low property tax assessment. I have not looked it up on the assessor site but clearly someone missed something if the taxes on that property are only $2,562 per year.

I think Zillow has the wrong account. The assessor account I am looking at (R208600029) shows taxes of $21,724.89 for 2019.

These lights have been up on the bridge into Deep Deuce for a few weeks and look pretty nice (they slowly change color)! I suspect this will become a new go-to spot for Instagram.

That second picture almost looks more like a rendering or a painting than a picture.

I noticed last night that there's fencing set up next to the La Baguette, right up against Walnut Ave. I can't tell if this a continuation of the townhouses (which have also been fenced off separately) or maybe something else a bit more exciting

Ideally it'd be something with more street level shops to continue the activation of walnut

ideally the entire first level is a grocery store, but I wouldn't mind shops as a plan B

    I think it's just a staging area.

There will be two new townhouses directly to the west and finally hide that hideous wall.

Here are the two new homes set for construction; they will be taking the 3 lots between the existing row of brownstones and the drive that leads to the rear-entry garages.

I couldn't find any sort of permits for the lot on the corner of NE 3rd and Walnut.

thanks Pete for all that info so quickly. Interesting design choice on 121 with that huge gap with the west-facing balconies

Whatever they've got going on there, its moving much quicker than the lots on the west

Will the back lots along the alley ever be developed? What type of housing would work there?

The same types of townhomes were originally planned.

Is that a pool going between those walls in the middle lot?

Yes, that is owned by the homeowner to the immediate west. Owns two lots.
