The design was successfully approved by the Planning and Zoning Commission and is anticipated to start construction soon.

    Plans for a new downtown Dallas grocery store are making the rounds



    Project Location

    Another block of downtown Dallas — the street level of the Mercantile Building — is being prepared for new retail tenants, including a long-sought-after grocery store.

    The Urban Design Peer Review, a group that works with the City of Dallas Plan Commission, has been shown plans that include a Royal Blue Grocery on Ervay Street.
    The grocery is shown on plans in the Mercantile Building storefronts on the corner of Ervay and Main streets. The Peer Review plans from Droese Raney Architecture mention the possibility for some outdoor seating.
    Royal Blue partnered with Dallas investors Zac Porter, Emily Ray-Porter and Cullen Potts in 2015 for its first Dallas store in Highland Park Village.

    D-FW leads the country in office building leasing

    Dallas-Fort Worth topped the country in office leasing for the second quarter, thanks to a growing economy that fueled demand for new office space.

    Net office leasing in the D-FW area totaled 1.4 million square feet in the just-completed quarter, according to a new report from Cushman & Wakefield Inc.
    The D-FW area led the country in employment growth in May, with almost 116,000 more jobs than in the same month in 2016.

    Family office begins work on new office building near Maple Avenue in Dallas



    Project Location

    The new four-story, 31,483-square-foot boutique office building, called Parkland Knight, will sit at the corner of Knight and Fairmount streets in Dallas upon completion.

    John Thompson Jr. of J.T. Philip Co., along with Nancy Tartaglino Richards and Lisa Barrentine — founder and CEO, respectively — of First Preston HT, will own the office building, which is slated for completion by the end of summer 2018.
    The families' home offices will sit on the fourth floor of the office building, totaling 9,000 square feet.

    The building will also have a rooftop terrace with views of downtown Dallas and a ground-floor coffee shop.

    Statler Hotel developers starting garage and mixed-use project this month in downtown Dallas

    Dallas' city plan commission has given approval for a mixed-use building that would be constructed on Harwood Street next door to the former Dallas Public Library building.
    "CADG Jackson Parking A LLC, an affiliate of Centurion American Development Group, plans to break ground on a six level subterranean parking garage located at the northeast corner of Hardwood and Jackson streets in downtown Dallas," Centurion American Development representatives said in a statement.

    "Future plans also include construction of residential housing units above the garage.
    "Construction on the garage should begin July 2017," the spokeswoman said. "The garage is being built to help meet the parking needs of the Statler Hotel & Residences as well as the Statler Library.

    Global law firm gains foothold in Uptown with Park District deal

    Global giant Winston & Strawn LLP will open its new Dallas office in Uptown's Park District office tower adjacent to Klyde Warren Park, putting the law firm in a high-profile building with building signage rights.

    The law firm decided to lease two floors at PwC Tower at Park District totaling about 56,000 square feet of office space and building signage rights.
    Winston & Strawn, which was founded in Chicago, has been looking for a permanent home in Dallas since February, when the firm announced it had lured nearly two dozen prominent North Texas partners from eight different area firms to open the new office.
    A former federal prosecutor who is recognized as one of the leading trial lawyers in the nation, Melsheimer said this office could be one of the most successful law firms in Dallas.
    "There's a trend of law firms going to Uptown or on the north side of downtown Dallas as Uptown remains tight," said Puckett, an executive vice president in CBRE's Dallas office.

    The high-quality office buildings are attracting prestigious law firms wanting to build their brand and identity in Dallas, he added.
    "Dallas is such a major focus in the United States right now, with law firms wanting to brand their firms on the buildings in a tasteful manner; and we've never seen this in the past," he said

    The Guesthouse is expected to follow MePa's Guesthouse, opening this Fall.

    California manufacturer lands in Rockwall with new plant



    Lollicup USA said Thursday that it will build a 700,000 square-foot industrial project in Rockwall near Interstate 30.

    The planned manufacturing center east of Dallas will employ about 200 people.

    Construction on the project will start within 120 days, Lollicup USA CEO Alan Yu said.

    Lollicup's new plant is scheduled to open in October 2018.
    The planned Rockwall facility will be its second production center.

    Major 600-unit rental project will add to Allen's building boom

    Georgia-based Davis Development wants to build a more than 600-unit rental community just east of U.S. Highway 75 on Montgomery Boulevard.

    The almost 11-acre apartment development would be southwest of the popular Watters Creek restaurant, retail and apartment development at U.S. 75 and Bethany Drive.

    Designed by Dallas architect Humphreys & Partners, the 5-story apartment project would have two large buildings with 363 and 252 units, according to plans filed with the City of Allen.

    The Statler brings in operator to manage five restaurants and bars, events



    The operator, Dallas-based Epic F&B LLC, will manage and operate about 58,000 square feet of space at The Statler, with the help of local chef Graham Dodds, who is the culinary director for the operations firm. Dodds served as the original chef of Bolsa.
    • Overeasy: A farm-to-table concept serving breakfast, lunch and dinner with a gourmet coffee bar with patio space on Commerce Street.

    Downtown Dallas building redo gets $14.6M in funding



    Project Location

    Called Mid Elm Lofts, the buildings at 1512, 1514 and 1516 Elm are being converted into a combination of retail and loft apartments.

    Metropolitan Capital Advisors said Thursday that it has arranged a $14.6 million construction loan for Westdale Real Estate Investment and Management for the project.

    "Mid Elm Lofts will feature 29 high-end, boutique apartments in a turn-of-the- century loft setting, with ground floor retail, basement retail and a trendy rooftop retail area," the Dallas-based financial firm said. "Due to the complexity of the project, it took 3 years to arrange the financing of this project."

    Texas on tap for new U.S. Cricket stadium with help of JLL



    Dallas-Fort Worth could get another major sports team added to its roster as part of a $2.4 billion venture to launch another U.S. sports league, which would be the biggest pitch since Major League Soccer.

    Global Sports Ventures LLC, which announced it planned on establishing a professional cricket league in the United States, hired JLL's sports and entertainment group to find attractive development sites in eight U.S. cities, including Dallas-Fort Worth.
    If the sites are found, these cities could be home to a cricket-specific stadium and a mixed-use development as early as 2020.
    Dallas-Fort Worth will be a big contender for the planned Texas charter location.

    Other charter cities or regions include: New York, New Jersey, Florida, Washington, D.C., Georgia, Illinois and California.

    Upon its launch in 2020, the U.S. Cricket League plans to expand in four to six additional markets.

    The first eight stadiums and their surrounding developments are expected to cost Global Sports Ventures $2.4 billion and create 17,000 jobs. Each development could have a cricket stadium, club house, restaurants, hotels, retail, residential and office space.

    JLL's International Director David Demarest said the brokerage firm has already begun its site selection and is reviewing multiple sites within the targeted cities.

    The stadiums are expected to cost $70 million to $125 million, with ancillary costs of $80 million to $100 million for the mixed-use developments accompanying the cricket stadiums.

    It features a mid-century and contemporary look for a natural, yet upscale and timeless aesthetic. The building materials feature durable manufactured wood-composite panels, glass, natural stone which are all-weather-resistant.
    He approached the Dream Hotel Group of New York to create a “lifestyle,” upscale brand of environmentally-friendly hotel.

    The 134-room hotel concept features a design that has not been built anywhere else.

    Planned mixed-use project of nearly 275 acres would be one of the first along I-20



    Project Location

    Centurion American Development Group is getting approvals for the almost 275-acre project at I-20 and Lancaster Road. The development would include sites for construction of townhouses, apartments, retail, office and hotels.
    A preliminary site plan shows that the retail and commercial construction would be concentrated at the south end of the property near I-20.

    Townhouses and apartments would be built at the north end of the heavily wooded tract near the DART light rail Blue Line.

    Centurion American's planned development is just southeast of the University of North Texas' southern Dallas campus and is adjacent to a DART commuter rail station.

    Homes in the project would be within walking distance of the transit line, according to city planners.
