SAN ANTONIO METRO AREA AVERAGE MEDIAN INCOME ROSE BY 13% FROM 2021-2022

Along with rising prices and property values, the federal metric used by the City of San Antonio to determine housing affordability has increased by almost 13%, more than twice as high as its previous biggest jump in 2019.

The U.S. Department of Housing and Urban Development recently released 2022 income limits that determine whether a household is eligible for housing assistance programs. Those limits form the foundation of the new area median income (AMI) for the San Antonio-New Braunfels area.

Honestly one of the coolest developments I’ve seen since the Meow Wolf in Vegas. SA is really getting some incredible projects. I suspect it’ll become a top tier city competing with the likes of Atlanta and Dallas soon.

When the Historic Design and Review Commission approved hotel developer White Lodging's plans for the boutique hotel at 431 S. Alamo Street in December 2019, it was presented as a nine-story, 275-room hotel.

It is now planned as a 10-story, 347-room boutique hotel with a rooftop bar and pool overlooking an unnamed street-level steakhouse, a White Lodging spokesperson tells MySA in an email statement.

"We expect to announce more details on this exciting project, including brand and design specifics, later this summer," the White Lodging representative says.

SAN PEDRO CREEK PHASE II UPDATE

San Pedro Creek Cultural Park is a almost two mile transformation of a creek running through the west side of downtown that was basically turned into a cement channel for flood purposes. It is now being turns into a mini Riverwalk sans barges.

For those unaware, for the last couple of years construction on the San Pedro Creek Cultural Park has been happening. Phase I finished a couple years ago and phase two has been going on since with a few delays because of historical finds that halted work for long periods of time. Phase II resumed last year and this is some progress pictures.

Here are pictures of phase I.

There’s actually a proposal to connect the Riverwalk with the San Pedro Creek called The Link. It was approved for funding and construction should begin within the year.

Here’s a cool YouTube video showing The Link.

There’s a second residential tower planned for Hemisfair. It’ll be on the other side of the 17 story hotel. Basically, the hotel will be sandwiched between two residential structures.

For a point of reference. This site is a couple of blocks west of The Pearl. There’s A LOT of development taking place in this area.

North of downtown, California developer Jake Harris, who has been establishing a strong presence in San Antonio through his company Harris Bay in recent years, is planning to build a 1,000-unit, mixed-use apartment complex on West Josephine Street that would also touch the St. Mary’s Strip.

It would add to the flurry of housing developments that are either in the planning stage or under construction—roughly 2,500 new apartments—in Tobin Hill, making this area the hottest submarket in the downtown area, and perhaps all of San Antonio.

The Harris Bay project would consist of four mixed-use buildings on roughly 5.7 acres with 70,000 square feet of retail space, and 1,075 parking spaces. One of the buildings would abut Nathaniel Hawthorne Academy. Another would be built on West Grayson, across from The Lonesome Rose, and next to Polk Street, which Harris envisions as being closed to traffic and turned into a pedestrian area lined with shops and restaurants.

SAN ANTONIO — A group of local investors plan to purchase the San Antonio Missions baseball club for $28 million, the San Antonio Express-News reports.

California-based Elmore Sports Group currently owns the team, which has played at Nelson Wolff Municipal Stadium since 1994.

Businessman and downtown developer Graham Weston is leading the group of suitors, the paper says. The deal will reportedly become final by the end of the month.

Italian supercar maker Lamborghini is vrooming into San Antonio market with plans for a dealership on the far North Side, the Express-News reports.

The 41,000-square-foot dealership will be located off of Interstate 10 West between Leon Springs and Fair Oak ranch, not far from San Antonio's only Ferrari dealership, according to the daily.

The $10 million construction project is slated to begin this summer and wrap up by 2025. Lamborghini of San Antonio will be the Italian car manufacturer's third Texas dealership and its 40th U.S. location, the Express-News reports.
