    Default Cleveland Urban Development Update

    Since I always get a lot of questions about how planning and development is done up here in the Mistake on the Lake, I thought I would just highlight some of the biggest developments going on right now. I work in University Circle (which is like "second downtown" but has actually become the nation's densest square mile of medical and research institutions, take that Houston) and live in Tremont, which is like a huge Plaza District up on a hill across the "Burning River" from downtown. It's not a bad life.

    Obviously the derogatory references like "Mistake on the Lake" and "Burning River" are in jest because it's such an incredibly awesome city, and any effort to show that must absolutely be followed up by keeping the hordes out. Can't have the Californians coming here...

    I'll start with the CLEVELAND CLINIC, which is the largest private employer in Ohio:




    New pathology labs, the historic jewel in the background was just restored as a boutique hotel


    They just finished this new Heart Center and "grand entrance" from Euclid Avenue a year or two ago


    New Norman Foster medical school bldg that will be a joint venture between the Clinic and CWRU. Clinic already has two other medical schools.


    The Clinic wants to demo this Euclid Ave cathedral to build a new hotel bc they just tore that down to build the latest Norman Foster thing. ^ Make sense? lol

    UPPER CHESTER


    This is a massive mixed-use development that got killed by 2008 and is now roaring back, about to break ground. It is right across Chester Avenue from the Clinic's new Norman Foster thing. You can also see where CWRU is building a new west campus just up E105 St. The surrounding Hough neighborhood is infamous for race riots but is now positioned for major redevelopment.



    League Park, just down the road from Upper Chester, is shear local greatness. Babe Ruth hit his 500th home run here. It fell victim to the plight of Hough, the City is renovating it right now.

    UNIVERSITY CIRCLE
    Uptown

    Phase 1 of Uptown was finished last year and has been a massive success with about 100 apartments and new stores like Barnes & Noble, Panera, Chipotle, and even has a great grocery store


    Phase 2 is almost finished


    MOCA is cool (Museum of Contemporary Art) finished in the last year


    Cleveland Institute of Art expansion/renovation of the old Ford factory at Euclid and E115. Broke ground last month.



    Euclid 115 (named for the intersection it fronts) project will provide new student housing for the CIA (right across the street) and a French bakery on the first floor.


    New student center at CWRU


    Brand-new Courtyard by Marriott was dedicated back in July


    The new Mayfield Road Red Line station between University Circle/Uptown and Little Italy. Broke ground last month.



    The new University-Cedar Red Line station. Half-way complete right now. It's replacing the above pictured heabage.



    New Seidman Cancer Center at University Hospitals (CWRU)



    The Cleveland Museum of Art, which is always free (has an endowment that is larger than most Big 12 universities), just did this incredible expansion



    These three new buildings constitute the new VA Hospital on the other side of University Circle. Two former VA hospitals in Brecksville (south/west burb) and Willoughby (east burb) were merged for this new centralized facility that opened last year.


    This is early, but the Cleveland Children's Museum is going to be relocated and the site redeveloped into high-rise condos. You see the bend in Euclid Ave at MLK/Stearns/Stokes there in the front.


    This was just floated on loopnet as a trial balloon for new spec office around the University-Cedar rapid station.

    MIDTOWN
    Midtown is the vast expanse (E30th to E79th) between downtown and the Cleveland Clinic. It is a thin east-west stretching district though, as it is mainly comprised of five major roads (Cedar, Carnegie, Prospect, Euclid, Chester) that carry traffic from downtown to University Circle. All a block apart - Kerry would be in heaven, with a massive grid network dispersing traffic between two downtowns.



    The Victory Center at Euclid and E69th is a major office project


    Erie Square - housing project, don't know much about it


    New Lutheran Metropolitan Ministry up in St. Clair-Superior just north of Midtown


    The Midtown Tech Park is 130,000 sf of spec office space for tech companies. It is now fully leased a year after being finished, despite being in one of the "worst" neighborhoods in all of Cleveland. The finished-out part of the park fronts Euclid between E55th and E68th.



    The massive Warner & Swasey factory on E55th and Carnegie is going through environmental remediation (which started in the last two months or so) and will eventually be incorporated into the Midtown Tech Park, which is right behind it.


    New police station at E55 and Chester



    This is the only project I'm posting that is neither current nor happening anymore, but just to give you an idea of what we're dealing with in Midtown and the scale of these buildings and this neighborhood. And what we're up against: After 2008 this development fizzled out so the Italian grocery store across the street and neighboring historical homestead museum bought it and tore it down to make room for parking. PARKING. Instead of this ^

    Well I'm exhausted, but I'll let that get this going. That's just all major development projects on the east side. In the future I'll bring you downtown and the west side, where I reside.. and maybe even the suburbs, most of which are doing really awesome stuff, too!

    Love those old rust belt towns... So much character and historical building stock.

    That old ball park looked really cool until I googled it to find there is only like a wall of it left standing... What a shame but at least there is a park there now.

    The ticketing building is also extant, which is important because that is the focus of the City's redevelopment project. The demolition of League Park was a crime, in my opinion, much worse than the Hough Riots (which I can actually understand). That's the thing I love love love love love about Cleveland so much... the history aspect is second to none.

    We're also doing redevelopment on a Chicago-scale in University Circle alone. $5B recently finished last 2 years or currently underway, in a single square mile. Uni Circle, btw, is the nation's densest square mile of research and medical institutions. Third largest cultural district in the nation, on top of that. The main focus that we're working on is to supplement our institutional strengths with mixed-use and housing, which has come roaring back, hence all the high-rise residential. "We're out of land!" as Chris Ronayne (UCI president) would say. Uni Circle is honest to goodness the most beautiful place I have ever spent a significant amount of time in, and that has recently lived in Norman, Stillwater, and Uppsala, SE, and Moscow. Every time we break ground, we literally hit gold, IMHO. I think what our CDC is doing is unrivaled by any other district IN THE NATION.

    Here's a new project, to add on top of the last round, that is moving forward after being stalled post-2008:

    INTESA



    This development is taking up the prime development site on the Uni Circle side of the new Mayfield rapid station (across from Little Italy/Murray Hill). The Italians in Cleveland (CLE Little Italy is the nation's #3 "Little Italy") have rapidly reoriented themselves toward new-urbanist ideals. My friend Kerry would be so proud.. Intesa previously featured the first micro-suites between NYC and CHI (granted, CLE is easily the biggest deal between the two) which are 50-100 sf units for high-rent. It will be interesting to see what is re-announced, but a new development deal is being negotiated as I type, courtesy of the new boom economy and UCI's persistence.

    I look at this, then I look back at the OK Kids Korral, the Embassy Suites, Oklahoma School of Science and Math, half of Bricktown NOT INCLUDING Lower Bricktown, all the other crap-ass suburban development in our core... and then I have a Lewis Black moment to myself.

    I'll also quickly profile the largest development projects in DOWNTOWN Cleveland:



    GEIS (compare to Tanenbaum, as they specialize in everything from industrial spec to downtown office space) bought an entire block alone East 9th between Euclid and Prospect. Prospect is Cleveland's eastern main street (perfect sight line up against the Terminal Tower, think A Christmas Story) and Euclid Avenue is "Millionaire's Row" including the Rockefellers, etc. (That's the really cool thing about Cleveland, is the history requires you to drop names like that, being the preeminent Gilded Age city)

    Half of the old AmeriTrust Complex is going to be demolished by GEIS and replaced with a new Cuyahoga County HQ (which, due to the sheer volume of 'burbs, is a lot stronger than Okla County):



    The Breuer Tower/AmeriTrust Tower is being redeveloped by GEIS into part high-rise condo and part Marriott hotel


    The AmeriTrust Rotunda is being redeveloped into a jaw-droppingly gorgeous Heinen's grocery store (a locally-based version of Whole Foods) indoor market, which is made possible by the 15,000 residents in Downtown CLE

    THE LANGSTON


    Where there used to be parking lots, today there is a mixed-use village around a retail strip fronting CHESTER AVENUE surrounding by housing. This project was developed by Cleveland State University, which is the fabulous downtown university...CSU has really re-invented itself around the downtown experience

    FLATS EAST BANK


    The Wolstein Group is responsible for this Aloft Hotel in front of the new Ernst & Young tower. The top pic is from my instagram (@Eurokie) showing how integrated the site it with the Rapid's Waterfront Line


    Phase 2 of the FEB project is the residential component fronting the Cuyahoga River (Algonquin for Crooked)


    Cleveland Medical Mart (IE Global Center for Health Innovation) is a $465M convention center that targets medical business. The exhibition floor is beneath the Cleveland Mall (the green space depicted below)


    $44M redevelopment of the SCHOFIELD BLDG into a boutique hotel (this bldg is literally a sliver along E9 and Euclid)


    Higbee Building, attached to the Tower City complex, is the new Horseshoe Casino, which has become the highest-grossing casino in Ohio and was a $400M redevelopment


    Phase 2 of the Horseshoe Casino, between Tower City and the Flats (riverfront)


    The GSA is adding a new glass curtain wall facade around the A.J. Celabrezze Federal Bldg.


    New Crowne Plaza along Euclid Avenue


    The Cleveland Metropolitan School District HQ is being redeveloped into a Hotel Monaco



    Warehouse District (western downtown) streetscape


    $100M restoration of the May Bldg into apartments


    PUBLIC SQUARE is the #1 transit hub and #1 public space in NE Ohio - this will probably be a $100M redevelopment on a similar scale of the MAPS3 Central Park in OKC



    A truly MASSIVE mixed-use project is in the works for the parking lots separating the Warehouse District (WHD) from Tower City

    Preservation of that park would have been killer. If transit were better in OKC, or even if the structured parking situation was better, I would hope our eventual soccer stadium could be built in the same manner -- contributing to the street rather than wishing it away.

    I miss Cleveland so much; they have great food, culture, and history (not to mention GLBC, the best beer on the planet), and it's great to see it coming back. I try to visit any time I make it back east.

    The Rust Belt has a bad national reputation so people tend to assume it is all dying on the vine. There are obviously obstacles to overcome, but the fact is that some of these cities are doing some of the most cutting edge and impressive urban redevelopment in the country. The historic stock and layout of these cities allow itself to rediscover the core better than the vast majority of the rest of us. Cleveland is very very wise to align itself in the health and technology research fields and it is clearly showing up in the billions in development hitting the street corners in The Cleve.

    No, so far I've only highlighted the biggest developments in University Circle, Midtown, and Downtown.

    Yeah, life is pretty damn good whilst Great Lakes Christmas Ale is bountiful... :P


    Btw, I live within walking distance of the Great Lakes Brewery, which truly does produce the best beer on the PLANET

    I spent two weeks in in Cleveland in 2004 doing cell site surveys from the west side of the Cleveland metro to almost the Pennsylvania border, the northern half as there was someone else doing the southern half. I was impressed by what was there and could see potential and promise in the city. Sure there are areas where it looked like a traditional, abandoned rust belt city but you can find many of those areas in any city.

    Truly, I think that thing is hideous. I can see it being similar to the FW Omni in layout and overall design, but the FW Omni is far beyond the rendering you posted.

    EDIT: Here's a picture of the FW Omni for reference. I just think it looks loads better.

    HP standards would indicate that when you build anew in a historic setting, the new construction should be differentiated from the historic architecture. The hotel is adjacent to the Cleveland Mall, designed by Daniel Burnham of Chicago Expo fame.

    Thats crazy Spartan. I did not even know you live there. I have a close connection with Cleveland as well even though I have lived in OKC my entire life. I was always a huge Cleveland Indians fans (mostly from the movie Major League), and my brother lived there for about 7 years from around 2002 to 2009. I visited there frequently. He lived in some of the outlying residential communities like like Cleveland Heights & Shaker Heights during his time there. I came to love those old district neighborhoods like Coventry and little Italy in East Cleveland. Very old and very cool. I miss the Winking Lizzard and Great Lakes Beer! We visited the brewery there and bought a case of the Dortmunder Gold to bring home.

    I can completely testify that the Cleveland Clinic is an absolute monster. It has billions in impact on that city.

    Yeah, the Heights are really awesome (although you gotta distinguish the wealthy "east side" from East Cleveland, a separate suburb unto itself, and also the poorest city in Ohio) and truly old urban with no opportunities or even need for new development.. IMHO the Heights might be the nicest suburban agglomeration in the country, even when FOX News people are bashing evil Cleveland (we are one of the most liberal cities in the nation, enough to where I often stand out as pretty conservative) Megan Kelly will say, "Sorry Cleveland.. you have beautiful suburbs though"

    Even though the Heights are cool, I still tend to think that the City of Cleve is where it's at, but that's part of the east/west debate for the ages. I choose to hang my hat on the west side.

    Important orientation map:

    I choose the ethnic map because it shows the early development patterns before WWII that dramatically influence Cleveland and the lay of the land today. The only real differences is that Collinwood, Glenville, Kinsman, and Buckeye-Shaker became almost entirely African American communities. Little Italy was strengthened and Big Italy was replaced with public housing that is actually pretty nice, Jewish moved out to Beachwood and the Heights. But most all of these have strong, historic, well-preserved cores and can be a little rough around the edges, except for the ones that are running out of land like Tremont, University Circle-Little Italy, Ohio City, and Birdtown. Slavic heritage is surprisingly strong, maybe even predominant (especially when you add Ashkenazi Jewish) and thus has the strongest built heritage.

    Well we're getting really behind on development and I haven't even gotten to the westside which is a hotter real estate market.

    DOWNTOWN



    An older Westin Hotel on Lakeside a block over from the Mall (similar structure to the OKC Sheraton) is being reskinned with the street frontage reactivated. The Urban Farmer Market is moving in there.


    Center for Innovation in Health Professions - new collaboration on Euclid and E 24th between CSU and NEOMED


    $16 million for new Playhouse Square (Euclid from 17th-12th) with chandelier, new gateway arches, huge vintage letter sign, and marquee signage. Approved by Landmarks today


    Allen Theatre renovation in Playhouse Square


    Residences at Hannah, hundreds of new apartments opening soon, in Playhouse Square


    Reserve Square is a twin tower mixed-use project, the hotel tower (Embassy Suites) was just renovated into 200+ new apartments opening this year


    $65M renovation of East Ohio Building announced this year, 223 new apartments. Imagine a better-executed Dowell Center




    The Avenue District around East 12th and St. Clair Avenue


    John Hartness Brown Building to be redeveloped into Le Meridien Hotel at 1000 Euclid



    Lakefront Development Plan that the city is currently getting RFPs for. This will be a massive mixed-use project along the lake surrounding Browns Stadium. $2 billion with a B and 20-year build out


    UNIVERSITY CIRCLE (more)


    Hazel 8 apartments - $10.5M 60-units


    Cleveland Hearing and Speech Center, $16M LEED-certified



    Circle 118 at Euclid and E118, phase 1 finished, phase 2 just finished two months ago (behind the blue and red)


    New microsuites on E 118 by WXZ


    Coltman 27, 27 townhomes at Euclid and E120 RTA Red Line station (about to be closed)


    Mayfield Lofts on Mayfield Road between Little Italy and University Circle, right on the LI side of the new Mayfield Red Line station

    SLAVIC VILLAGE




    The Morgana Run Trail has been a redevelopment impetus in Slavic Village, which was stable before hit extremely hard by the foreclosure crisis in Cleveland in 2008, now it's coming back again. Many including myself say Slavic Village will be the city's next hottest residential hood (right now hottest is either Tremont or Ohio City)


    Third Federal Savings Bank HQ in Slavic Village - they began in Slavic Village a hundred years ago and returned there w their new HQ




    Morgana Run will have 100 of these new homes, under construction now

    WESTSIDE


    FLATS WEST BANK


    Stonebridge development, moving forward possibly

    STEELYARD COMMONS


    This is our Belle Isle, finished a year ago, phase two beginning in months


    DETROIT-SHOREWAY

    This neighborhood between W50 and W80 is roaring back around the arts




    Battery Park, $100M 330-unit, mixed-use in the upper W70s along the west lakeshore


    Water and Grain new 2-story restaurant on Detroit and W68


    Near West Theater


    Detroit Shoreway theater district development, city's second largest theater district (Playhouse Square is nation's second largest). Gordon Square and Cleveland Public Theater finished recently



    Award-winning bus shelters in Gordon Square at Detroit and W65






    Random condos popping up in the last few years in the W50s along Bridge Avenue, 2-3 being finished now


    OHIO CITY

    Perennially considered up-and-coming, Ohio City has finally caught fire and is probably now even hotter than Tremont


    West 25th Lofts at W25 and Church (north end)


    West 25th has been completely revitalized for blocks thanks to a Charter One-Cleveland Foundation retail competition that provided grants for 10+ retail businesses all at once around 2011. Most are thriving today. Dozens of bars, ice cream shops, breweries, candy shops, restaurants, and lofts have opened up. A streetcar is being considered for Ohio City area




    Large mixed-use TOD between West Side Market and W25th-Lorain RTA Red Line station, announced this summer


    Perry's Landing at W30 and Detroit, broke ground this year



    Urban Community School, Lorain and W50


    Detroit-Superior Lofts at Detroit and W28




    Ohio City has had hundreds and hundreds of small scale residential projects


    United Office Building renovation, new penthouse being added


    New Hansa Haus biergarten at Lorain and W28




    TREMONT - my hood

    Better known for its historic bldg stock and funky rehabs than new construction



    Tremont Pointe, large affordable housing, it's actually a great model for how to integrate within higher-end neighborhoods



    Fairmount Creamery being redeveloped into an art gallery


    Massive 200-unit mixed-use redevelopment of Duck Island, surrounding the W-25th rapid station in Ohio City, announced TODAY


    Bergen Pointe, a few blocks of townhomes. Happens to be two doors down from me.



    Starkweather Place, a large residential project of the CDC for Tremont


    Tremont North


    Clarence Court on Fruit Avenue


    W 7th Street - 50+ new brick veneer townhomes

    Clevelander. Didn't see that, but there is now a skyscraper project on the last remaining surface parking lot surrounding the Q (where the Cavs play). Tallest structure is 500' and 0 buildings cleared to make way for this (in fact a row of historic buildings on Prospect will actually be nicely integrated into the site)




    This is the development I was talking about that is going to get TIF, tax abatement, as well as equity bridge loan from the city (the city has a revolving loan fund for downtown development from casino revenues).

    NBBJ out of Columbus is the project mgmt consultant so I'm expecting great design work here. Below is a tower that NBBJ designed for Columbus:


    On a side note, up in University Circle the new Uptown CLE development is completely finished (phase 2) with pretty sweet skyline views:
