Well, that's good. I thought I remembered hearing that they were poking around again. Anyway, hopefully this project comes up soon and we get to see what they have in mind.

If the quiet zone is part of this deal then would that mean that development for housing on the land where Oklahoma Contemporary is suppose to be will happen as well?

VERY interesting item on the July 18 Downtown Design Review agenda:

Presentation by the Bomasada Group for a future multifamily project on N Oklahoma Ave at NE 6th St
Looks like this is going forward.

Not sure if this will only be multi-family or also incorporate some retail elements.

Also, this was a concept by the same group from four years ago that eventually died; the lack of a quiet zone was blamed at the time.

Looking forward to seeing what they present.

Here's an aerial of that area.

Based on that map above, what do you think the odds are that this new development will be called "The Enclave"?

Hope we get the mostly brick one instead of the mostly Dryvit.

    Isn't it north of that?

Looks like Oklahoma & Park Pl on the graphic so it must be further south, where your aerial view is.

That graphic was their old application from 4 years ago. The DDRC presentation is for 6th and Ok Ave

The Bomsada project would go on some or all of these highlighted properties:

    Is that Starbucks still percolating?

Lord, I apologize for that right there.

As far as I know, Starbucks is still on track.

Don't know if the hotel is still in the mix, but it could easily go on the south end and still have room for apartments to the north.

No more cheap brick/stucco hotels, please! Just apartments, with ground floor retail pushed to the street...

Are these going to be for rent or to-own?

    The agenda just says "multi-family".

I would bet good money it will be apartments.

It says pricing between $240,000 and $280,000. I would guess at least some of these are for rent though? Seems like an odd concept to be the first for sale housing in midtown.

Do you really consider this area to be midtown?

Guys that graphic was their Campbell park proposal Pete was showing for comparison. It is dead.

The only information on this new proposal is "a presentation by Bomasada Group for a multi-family project along Oklahoma at NE6"

I've thought for many years this was one of the most under-appreciated and under-discussed potential locations for multi-family. Would have bet the house that a multi family project eventually located here, actually. The access is ridiculous.

Most of their new multi-family projects look the same, so I don't expect anything different with this one. Expect 250-300 units 4-5 stories, with brick/stucco/marble finish, no retail.

I sure hope it isn't on the corner of Oklahoma and 6th. That corner deserves something greater.

I wouldn't mind seeing something like their project in South Carolina.

Pete, I was skimming the old Campbell Park thread. What ended up happening with the land that Belanger and Self owned? Is it still available?

This. I am actually a little surprised its taken this long to get anything done on that corner.

I'm hoping above hope they do for sale housing here considering they were at least proposing it at one point. But the world is much different than it was in 2008.

We are definitely in one of those commercial real estate cycles where everyone piles into the same segment because that's what is easy to get financed based on the very recent success of similar projects.

So for now, it seems to be a steady diet of apartments and hotels.

Looking forward to a shift towards more condos and office buildings.
