They're doing very well. CHKM is their spin off company that just had their IPO. This company was started back in like 2004 and has quickly risen to one of the dominant midstream companies in the USA. It's quite an impressive feat but honestly, nothing surprises me anymore about CHK. Aubrey and company have proven that they should never be underestimated.

Upstream: exploration and drilling
Midstream: transportation (pipelines, rail, trucking, etc.)
Downstream: refining & marketing

I actually put treating, refining, and marketing in the midstream but I can also make an argument that marketing is actually downstream. When I think of down stream, I think of companies that deliver to consumers, i.e. ONG but that would also include large industrial consumers.

The Glenbrook Centre East office building just north of the Whole Food site is being demolished, as you can see from a screen capture of the WF construction cam.

This seems to substantiate the rumor a few posts back about an impending demolition to be followed by the construction of a hotel.

They have cleared a lot of land around that WF site now.

If anyone happens to go by there soon, please take a mental note to see if the other Glenbrook Centre building (the 5-story structure directly west of the building being razed) is showing any signs of life.

It might be that that building is vacant too and could be coming down in the near future. CHK has cleared or is clearing every other structure in that triangle except the historical building on the SW corner of 63rd & Western.

I saw 60 minutes last night and they had a story with Chesapeake. They were talking about rocks and drilling and some other stuff i didnt understand, then there were people whose drinking water had gas in it that could be lit on fire!

You can see on the Whole Foods webcam that there are still lights on in the Glenbrook West building, as opposed to Glenbrook East which is certainly in the process of being demolished.

I would suspect that CHK is not renewing leases in the West building and that it will come down too within a year or so.

My dad worked in the Glenbrook East building for quite a few years before they moved to Britton & Broadway.

Wow, now they're tearing down office buildings. If they take down all the Glenbrook towers this may confirm the possibility of them trying to include office space for the general public in their development as well.

The five story building is still occupied. Not empty, at least for now. I love this reworking of commercial space, and the changing landscape that Chesapeake is doing....What a chance to change the entire visual of an area!

The only building occupied is the historical on the NE corner and the bank building on the NW corner, the others are being razed and are fenced off.

I saw some lights on there just yesterday but of course, they could be doing demolition work inside.


BTW, that triangle of property bordered by 63rd on the north, Western on the east, Grand on the west and Classen on the south is pretty sizeable; about 30 acres. As a reference point, that's almost exactly the same size as Utica Square.

Yes, there have been rumors about a hotel on that site but there will be room for much more than just that and Whole Foods.

There is basically no chance UO would open a store there. There is no retail presence there, they arent going to open a store without it being in a retail dense area.

I suspect this is part of a trade that CHK is attempting for another property near it's campus... Maybe with the tenants in the Glenbrook West or even the old school at the SW corner of 63rd & Western.

Wasn't that the Salvation Army building? I know that it has been listed for sale on LoopNet for awhile as well as some others in the area.

You can see on the WF construction cam that CHK already has a lot of it's trees wrapped for Christmas. And since they now own the building on the SW corner of 63rd and Western, the lights go all the way to 63rd on both sides of the street.

They've been up for more than a month. Drive around over there at night, it is ridiculous and they are adding more everyday. I took one or two driveby quick pics last night I will try to post soon.

There is significant retail presence along Western within 1 mile though. The current lineup of businesses along Western Avenue are exactly the mix that UO likes to gravitate toward.

I enjoy seeing Chesapeake's lights every year. They do such a bang-up job of those each Christmas and I for one appreciate the dash of color.

I can certainly appreciate just the time involved in wrapping all of those trees with the lights the way they did. Personally don't care for the multi-color though. Prefer all white as in years past or a other solid color.

Pure speculation here: I'd like to see a development similar to Dallas' West end - perhaps anchored by Nordstrom. I'd also like to see a Landmark Theater in this area. These things would bolster Whole Foods and Classen Curve, and would fill significant voids in the OKC market in upscale retail and independent cinema.

Just this past week CHK bought Cimarron Place (827 NW 63rd), just across from their campus. $4 million for just over an acre and an assessed value of $1.3 million.

"Chesapeake Empire" expanding into SW Michigan?

It is with tongue in cheek that I direct everyone to a Wall Street Journal page 3 article today that chronicles the fight between Aubrey McClendon and Saugatuck Township, Michigan (he has a summer home there). He proposes to develop "luxury homes; condominiums; a hotel; a marina; and a nine-hole golf course" where the Kalamazoo River joins Lake Michigan. He's paid a tad under $100,000 per acre for 400 acres (a bargain compared to what he's been paying along Western Avenue).

Not sure what this could mean, BUT it seems to indicate Chesapeake is about to make a pretty big move... The December 9 Planning Commision agenda included a request to rezone every block between 63rd, Shartel, the Santa Fe tracks, and 57th, plus a little extra- about 14 blocks all together- to a planned unit development zone. The request was deferred to the January meeting. So maybe in January we will see some of CHK's plans for this huge area east of the office campus.

I'm not entirely sure how to interpret the white lines. Do the open lines indicate streets they intend to close? 62nd east of Shartel. 61st from Classen to Shartel. 60th from Classen to Francis and east of Shartel. Etc. What do the solid white lines indicate?

^^ Solid lines look like alleys, open rectangles are streets. Think they already got approval to close these rights of way.

This either opens it up for Chesapeake to make a massive strip center, or to make a development like Lower Bricktown where the pedestrian and vehicular pathways are privately owned (pseudo-public, like a lifestyle center).

Definitely would be better if they kept the streets open and worked in the grid, but I'm sure their development will be nice. They seem to be trending more urban in their architecture, as with the new glassy building right against 63rd St.

Yes, all those streets and alleys highlighted in white in the one aerial were approved to be closed by the city council. I believe they want to close most the others as well, but there are still a few properties they don't yet own.

The bigger this gets, it starts reminding me of the Microsoft Campus in Redmond, WA --- it is simply HUGE, but well done, this could be (already is) quite similar in potential.

I took some time today and re-read through this entire thread and had forgotten that CHK had said two years ago that the earliest they would remodel the south part of NH Plaza was 2010, as they had signed tenants to two-year leases with options to go month-to-month afterward. So, we are now in a period where they could move people out of there and commence work.

I know they are still trying to work a deal with the City of NH to move to the church building and that they have yet to receive approval for major construction on that site, but I bet they are working towards it. No matter what, it will take some time to get that project done and by then the retail market should be much better, as it's already improving.

So, they have that huge tract around Whole Foods, all that land east of Classen and south of 63rd that they are getting re-zoned, all of NH Plaza and most of everything east of Western and north of 63rd. When they are ready, they are poised to launch some very big projects.
