The design of the new mixed-use development, Ilume, will continue the exciting momentum for the Design District in Dallas, Texas. This 25-story building will be one of the tallest buildings in the Design District. Ilume will bring 213 rooms of premiere residential space and 147 hotel rooms to the corner of Oak Lawn and North Stemmons Freeway.

The development will have a number of amenities such as a 1500 SF rooftop dog park, rooftop garden, large hotel pool deck, pool bar, resident pool, fitness center, meeting rooms, sky lobby, and wonderful downtown Dallas views.

The architectural elements throughout the project were inspired by the spirit and history of the Design District. Flair, fashion, patterns, textures, and arts of the already existing area heavily influenced the design of the architectural elements throughout the project. The contour of the building uses volumetric thick and thin lines realizing a curved effect.

The feature architectural element is described as a stitched side (corner of building) that will be lit at night, like a beacon welcoming you into the city. The orientation of the building is positioned so each room has a great view of the Dallas city skyline. The interior design includes soft textures, rich colors, and polished materials, such as a luxurious marble tile.

TxDOT is planning another deck park in Dallas, this time in Oak Cliff.

I'll keep you updated as this unveils.


Recently, the Southern Gateway project has been adorned with a deck park proposal of its own. The proposal before the RTC includes a $30 million provision that would add a deck park over Interstate 35E somewhere between Colorado Avenue and the Dallas Zoo. It is to be paid for with $20 million from the RTC and $10 million from either the city of Dallas or private donors.

The project at Pearl Street and Woodall Rodgers Freeway is the largest development Crow has done in central Dallas since the 1980s.

PriceWaterhouseCoopers will lease 200,000 square feet of space in the Park District project — the first business to commit to the development. The office building will be named PwC Tower.


Park District will open in late 2017.

The building was designed by Dallas architect HKS. Balfour Beatty Construction is the general contractor. CBRE is leasing the project.

It’s the biggest home sale in Dallas history.


With a price tag of $100 million, the 27,000-square-foot mansion has been purchased by Dallas financier Andy Beal.


The Hicks mansion – also called the Crespi Estate – dates back to the 1930s. The house was totally rebuilt and substantially enlarged starting in 2000.

The main house has seven bedrooms plus additional staff bedrooms. The master suite alone is 3,000 square feet.

There’s a separate 2-story guesthouse and an entertainment building with theater, gamerooms and other features.

GFF is working on an infill development just north of Galleria Dallas.

The project, called The Muse (http://gff.com/projects/on-the-boards/north-dallas-mixed-use/), will replace the surface parking lot in-between Galleria North II and Z Gallerie.

The Muse is a creatively conceived infill development on the parking lot. Existing surface parking will be replaced with an 8-story mixed use building composed of 272 residential units above a 4-story parking garage.

A vibrant new street is created between the old and the new buildings, lined with restaurants and focused on a dynamic central plaza space with water, art, movies and significant pedestrian choreography. New restaurant leases will convert the rear of existing stores into “fronts” activating the mews. The roof of the parking structure forms the pool terrace for the apartments above.

Classen Curve, which I love by the way, has room for denser development at 56th and 57th streets.

Most likely residential and perhaps a hotel component will be built.

The new construction includes two industrial buildings in Alliance Westport and a third building in Alliance Center North.


Two of the buildings — Alliance Westport 18 and 19 — are located at the entrance of the BNSF Railway Intermodal Facility at FM 156 and Intermodal Parkway.

Westport 18 is being built to an initial total of 800,000 square feet of industrial space with the ability to expand to 1.3 million square feet. Westport 19 will total 360,000 square feet of industrial space.

The third building — Alliance Center North 15 — will total 588,000 square feet of industrial space and is located at Interstate 35W and Eagle Parkway.

Construction on the three industrial buildings is slated for completion in the second quarter of 2016.

The council of governments’ Regional Transportation Council approved the funding plan last week. It had been reported previously that the deck park would cost $50 million, but Texas Department of Transportation DFW spokesman Tony Hartzel confirmed it will cost $30 million.

$20 million will come from the council, and $10 million will come from the City of Dallas or private funding. The overall Southern Gateway project will cost about $656 million.

Nashville-based Ryman Hospitality Properties Inc., which operates as a lodging real estate investment trust, said the project at the Gaylord Texan Resort and Convention Center in Grapevine will add 300 guest rooms to the resort’s current 1,511 room count.

That would put it just below the 1,840 room count at The Sheraton Dallas Hotel downtown, the state’s largest hotel in terms of guest rooms.



The current project will add 86,000 square feet of carpeted meeting space, bringing the total meeting space to about 490,000 square feet.


Construction is expected to begin in the fourth quarter of this year and be completed during the second quarter of 2018. The $120 million figure includes a $5 million expansion of the property’s resort pool complex, which is expected to be complete for the 2016 summer season.

The 7.4-acre project is at the southeast corner of Eldorado Parkway and Main Street, across from Hydrous Wake Park.

The project – built in partnership with NE Development – will have 6,000 square feet of retail and restaurant space and 203,090 square feet of apartment homes in 4-story buildings.



The mixed-use development will have 242 apartments and will take 16 to 18 months to build.

Humphreys & Partners Architects designed the development.

Dallas-based data center provider Stream Data Centers has snapped up 16 acres of land to develop a new data center development within Legacy Business Park in Plano.

The developer plans to build a 210,000-square-foot data center that will have the ability to withstand sustained 185-mph winds. Stream is seeking LEED Silver certification for the project.


Dallas-Fort Worth is the No. 2 data center market in the country based on the megawatt absorption in 2015, according to JLL's latest Data Center Perspective.

JLL's Bo Bond told me he expects to see a lot of data center development this year.


Stream Data Centers plans to begin construction on the site in the second quarter of 2016, with occupancy slated for early 2017.

Sic'Em - Is the Shops at Legacy still booming? Its been awhile since I've been around there but I was told its expanded even further north and also west? What other similar new urban lifestyle centers are big now? Is The Village at...similar? Doesn't Perot own a lot of that land - or did?

The concept’s 13th location is under construction in Dallas at Preston Center. The bakery, at 8319 Preston Road, is slated to open in March.

A lot of information, but wow. I learned something I'm surprised I hadn't heard about and that's the Dallas Cowboys move from Valley Ranch to Frisco. Nice new offices and practice facility - among other things. I wonder how many other NFL team HQ's have an Omni Hotel attacked to it? Thanks again, amazing stuff.

The Learning & Performance Center is relocating from Houston to Grapevine and will accommodate the ongoing training of Mercedes-Benz dealership technicians from throughout the southwestern United States.


The two facilities are slated to sit on more than 31 acres along Lakeside Parkway at Enterprise Road in Grapevine.


The parts distribution center — which is one of six of its kind in the country — will total about 254,000 square feet of space and will parcel out parts throughout the southwest United States.
Once staffed, the 59,000-square-foot training facility will employ 50 full-time employees and will be able to train 150 to 200 technicians per week.


Mercedes-Benz is expected to take occupancy of the two buildings in January 2017.

Vickery Meadows will soon be home to a new development.

New retail, a farmers market and a White Rock Creek Trail connector are planned for The Hill.

West of the site is the first phase of Preston Hollow Village development, with Presbyterian Hospital located to the east. Also notable within the adjacent complex are a series of multifamily developments currently underway between Walnut Hill and Royal Ln.

Hartland-Mackie is hosting a ceremonial groundbreaking Tuesday to mark the occasion.


"We are seeing downtown Dallas become more walkable and we wanted to take the divider away from outside to inside," Hartland-Mackie told me.

The redevelopment includes adding glass walls to the lobby of the tower, a French-style restaurant being created by former Mansion on Turtle Creek chef Bruno Davaillon, a sky garden on the top floor of the tower, 200-person conference facility and a fitness center.

The restaurant is in the early concept phase.


The tower is slated for completion in the first quarter of 2017.

Carrolton-based Atlantic Hotels Ltd. has purchased the vacant Dallas Health & Rehabilitation Center building on Gaston Avenue near Baylor Medical Center.


The 7-story medical building has been empty for years. The 70,000-square-foot former medical building was built in 1964 and is just a block from Baylor’s campus.

Atlantic Hotels has filed permits with the City of Dallas to convert the building into an Element by Westin Hotel.


He said East Dallas needs the hotel rooms. “There is a dire need of the hotel near the hospital,” Molubhoy said.

The 301,500-square-foot warehouse and distribution facility will sit on 16.66 acres within Riverbend West Business Park at 2101 Reeves Place in northeast Fort Worth.

At long last, this Wednesday, the Dallas City Council will vote on the $800,000 Complete Streets Design Manual that’s been in the works since 2011 and is intended to do just that.

Improving streets like Knox is exactly what the Complete Streets plan is about.

Says Tanya Brooks, the interim assistant director for Planning and Neighborhood Vitality at Dallas City Hall, the Knox do-over “is a Complete Street bond-funded project intended to improve walkability in the corridor by reducing a lane of traffic and widening the sidewalk.”


Among their suggestions: Close the alley next to Lamps Plus, improve the streetscape, add bike racks, widen those narrow sidewalks, and bury the poorly placed utility poles that block pedestrians.

The 22-acre development on Main Street east of the Dallas North Tollway will be next door to the Toyota Stadium.

Property owner and developer Paul Cheng has filed plans for a complex of one to 4-story buildings on the north side of Main

The project is designed to include two office buildings, five retail and restaurant buildings and 597 apartments. There’s also a 6-story garage and retail building.

In a city where history lasts as long as it takes to crank up the bulldozer, this truly is big and breaking news: One of the oldest houses in The Cedars has been granted a stay of execution.

Time Warner Cable, which only weeks ago was preparing to raze the circa-1885 Victorian home overlooking R.L. Thornton Freeway, now says it will pay to move the structure to a nearby location.

“Time Warner Cable has committed to working with preservation leaders to relocate the home,” says a statement company spokesperson Melissa Sorola sent to The Dallas Morning News Thursday. “This plan serves everyone’s interests: The home will be preserved in a new location, and Time Warner Cable can move forward with construction on a new hub that will add capacity and reliability for our downtown customers.”


Said Emery, the house serves as “a reminder of what began as one of Dallas’s first ‘Streetcar Suburbs,’ and continued as one of the city’s first neighborhoods that middle- and upper-class Jewish families called home. The house holds a visually prominent perch over I-30 and has captured the attention and wonder of not only neighbors, but daily commuters.


“They have a very quick time line but have given us some breathing room. And they’re happy to have played a major role in seeing this house saved. That’s really good news.”

Dallas developer Scott Beck has begun environmental remediation and pre-demolition work on the $4 billion Dallas Midtown mixed-use development in North Dallas that will make way for a new corporate magnet and entertainment destination.

Beck's Dallas-based Beck Ventures is overseeing the redevelopment immediately surrounding Valley View Center, which is about 17 blocks within a larger 40-block, 430-acre mixed-use development.


Valley View Center is expected to be taken down brick-by-brick versus an implosion to salvage materials that could ultimately be used in the new development on the site in North Dallas. Beck Ventures also is in the process of creating a tree farm by pruning back the roots of certain trees to ready them for being moved, he said.

The pre-demolition work began in earnest in December. By May 1, Beck said he expects to begin demolition on Valley View Center and have the entire site cleared and ready for vertical construction by the end of the year.


Our retail partner Shop Cos. is working on bringing all kinds of interesting retail and restaurant groups to the project.


We plan to be open by December 2017 with some opening the first quarter of 2018.

The Alamo Drafthouse, a seven-screen multiplex, bar and restaurant, is nearly finished on South Lamar Street in the shadow of downtown Dallas.

Crews are finishing out the 700-seat, seven-auditorium theater for its Feb. 12 “soft” opening, attaching small tables to leather seats, building outdoor patio structures, installing the elevator, polishing the 3,000-square-foot kitchen, decorating karaoke rooms that look like space ships and the insides of a pinball machine.


“The reason Jack approached the Alamo was he wanted a theater as a neighborhood anchor,” DiGaetano said. “He wanted a place where people could gather.”

The more than 470,000-square-foot 3-story datacenter would be built on more than 20 acres at the northwest corner of Security Row and International Parkway.


North Texas was the second fastest growing datacenter market in the country in 2015, behind only suburban Washington, D.C., according to a new report by commercial property firm JLL.

“We are continuing to have record absorption here,” said JLL’s Bo Bond. “Those numbers do not include corporate build-to-suit projects like Facebook and State Farm.”


Bond said the next generation of projects will be bigger and will include more ground-up construction, rather than converting old commercial buildings.

Called Frisco Fresh Market, the Main Street project will also include office buildings, apartments and a hotel on 32 acres just east of the Dallas North Tollway.

“Our project is a specialty lifestyle retail project with primary focus on fresh food and farm fresh produce as well as a variety of small vendors selling artisan products,” said developer Paul Cheng who heads USA Infrastructure Investments. “It will be about 70,000 square feet of indoor facilities and 10,000 square feet of outdoor facilities.


The project is planned to include two office buildings, five retail and restaurant buildings and 597 apartments. The development will be next door to the Toyota Stadium.


Cheng said work will start on the development this fall.
