West Village is going to look totally different. When I was down there the driving range was still open. The Mondorian was the only thing over 5 or 6 stories in that area. Just in that short time 3 towers will have gone up. The amount of development down in that area is breathtaking.

The added residential space is always welcome, but the hotel component of this project is what we're most looking forward to.

Granite Properties is about to build even more.

In the next 90 days the developer will break ground for its sixth office tower at Granite Park.

The 10-story, 330,000-square-foot building will house regional offices for mortgage giant Fannie Mae.

And Granite is crafting designs for two more office high-rises — including a 20-story tower fronting on S.H. 121.

“We started out here with one building and now we have a small city,” Fuller said.


The Fannie Mae tower on Granite Parkway will open in October of next year.

Granite Properties has just started construction on a 29,000-square-foot shopping center that fronts on S.H. 121.

“We have 11 restaurants in total planned for Granite Park,” Fuller said. “All the retail we built has been designed around servicing our office tenants — the same for the hotel.

It's taken about 16 months for the Dallas-based development firm Harwood International to get ready to head sky high with its 33-story, ultra-luxury residential skyscraper, but that's just what the firm plans to do in the next week or so.


So far, Harwood has put seven homes under contract in the last seven days, Jessica Young, a spokeswoman for Harwood International, told the Dallas Business Journal.
"Our housing team — Harwood Living — is ahead of the game," said Young, who said Bleu Ciel will have approximately 158 homes (depending on finish out) within the skyscraper.


The architect of the project is Jean-Michel Wilmotte of Wilmotte & Associes S.A. in Paris.

Harwood International plans to start vertical construction on Thursday, April 7.

The new three-story, single-family home community, called Southside Place in Dallas, will have high-end finishes and fixtures with open floor plans and some rooftop deck options built by David Weekley's Central Living brand.

The homes will be priced starting in the mid-$400,000s.

A groundbreaking ceremony is slated for Tuesday, April 12 at 10 a.m. on the development site across Lamar Street from NYLO Dallas South Side hotel.

Dallas Mavericks owner Mark Cuban has been working with Dallas-based HKS Inc. and architecture graduate students from Texas A&M on the design of the NBA team's new practice facility, which real estate sources say the billionaire would like to put in an urban part of the city.

In a news release, Texas A&M said the university's students recently showed Cuban and HKS' director of sports and entertainment Bryan Trubey (former Texas A&M graduate) designs for a new mixed-use development meant to become a destination for Mavericks fans, players and team personnel, with amenities such as a team store, public cafe, museum, outdoor water feature and garden.

"The building will also include office space and conference rooms for startup technology companies, further separating the building from typical NBA practice facilities," according to Texas A&M officials.


Real estate sources say the billionaire has begun looking at options near Victory Park and in Deep Ellum in hopes of landing a new state-of-the-art practice facility that has the capability to aid in player recruitment and generate more buzz from fans.

"Overall, the sports industry is taking notice of what [Jerry] Jones has done, which is essentially building a secondary home to generate revenue and build fan support that will ultimately build the brand," said John Alper, vice president of strategic partnerships for Plano-based Chisum Sports & Hospitality, told the Dallas Business Journal.

One of the properties Mavericks owner Mark Cuban is eyeing as a potential location for his new team training center and headquarters complex just came on the market for sale.

The vacant tract has more than 40 acres and is located northwest of downtown Dallas on the banks of the Trinity River at the Margaret Hunt Hill Bridge.

A partnership headed by Dallas businessman Dale Foster has owned the property on both sides of the bridge at 505 Riverfront Boulevard for almost four years.


The investors have previously looked at mixed-use development options for the land. It’s zoned for high density development.

“We are taking the property to market,” CBRE senior vice president David Glasscock said. “We have not been approached by the Mavericks organization or Mark Cuban, but the property is for sale and we are open to discussion.”


Another potential Riverfront site for the new Mavericks facility is south of Interstate 30.

Developer Matthews Southwest has 60 acres on Cadiz Street at Riverfront Boulevard.

The large vacant tract is just south of the growing South Side district along Lamar Street.

Cuban owns about 3.5 acres in the same area on Lamar.

A second major project is in the works in Dallas Midtown redevelopment district along LBJ Freeway.

Developers are preparing plans for a new Marriott Hotel that would be built just east of the Dallas Galleria shopping mall.

The planned high-rise hotel is on part of the former Showcase Chevrolet property at Noel Road and LBJ, according to filings with Dallas’ planning and zoning department.


Carrollton-based Atlantic Hotels Group and Civitas Capital want to build the 256-room hotel on 3.6 acres.

Dallas-based architect 5G Studio Collaborative designed the project which includes a parking garage and large open courtyard.

City planners have taken issue with pedestrian access and the parking requirements for the development.

The proposed hotel tower is in an area surrounded by high-rise construction.

The Midtown district stretching from the Galleria to Valley View Mall has been earmarked for billions of dollars in mixed-use redevelopment.

"We are developing the last phase of a seven-phase development in Frisco that has been very successful and this will be a continuation of that," he added.


Construction on home lots are slated to get underway this summer, with lots being delivered to builders by fall 2017. The builder's include Village Homes, Shaddock Homes and Darling Homes.

The new single-family homes are expected to range in price from the $400,000s to upwards of $1.2 million.


"We very much like the Independence Parkway market," Shaddock told me. "It's two minutes north of State Highway 121 and there are a number of large, brand-new schools within walking distance of the property.

"There's also a prestige to being part of the Brinkmann Ranch property," he added.

Allen’s city council has approved plans for a new residential community west of U.S. Highway 75 that will add almost 200 homes.

The new Montgomery Farm Estates will be more than 85 acres south of Bethany Drive.


There will be about 10 acres of open space.


Homes in the Montgomery Farms neighborhoods are priced at more than $500,000.

A Florida company plans to build an 8-acre water resort in Rowlett that will have the largest fountain in Texas.


The company said it plans to construct one at the proposed Bayside development on Lake Ray Hubbard that will be “25 times the size of an Olympic swimming pool and equivalent to 10 football fields of water.”

“The Crystal Lagoon will be surrounded by a world class resort and marina, two condominium towers, luxury apartments, single family homes and more than 1 million square feet of mixed use retail/entertainment/restaurant/office space,” the company said Wednesday.

Construction is scheduled to start late this month on the water feature which is a centerpiece of the proposed $1 billion Bayside project.


Along with the high-tech fountain displays and beach swimming resort, the Crystal Lagoon project will include live water and fire entertainment shows and “a state-of-the art water mist screen for interactive video.”


Rowlett project will be Crystal Lagoon’s 12th in the U.S. The company had worked on more than 300 projects worldwide, including locations in Mexico, Chile, Egypt, India, Argentina and Dubai.


The 257-acre project is planned on the site of the former Elgin B. Robertson Park. Donahue and the City of Rowlett acquired the property for a mixed-use development.

With his current development 80 percent leased, developer Bill Cawley is gearing up for a 2-building office project on the Dallas North Tollway in Addison.

Cawley Partners is marketing the 400,000-square-foot office project at 14555 Dallas Parkway south of Belt Line Road.

The development site on the west side of the tollway is just south of where Cawley is currently building its 6-story Tollway Center building.


Because of strong demand for office space in that area, Cawley has almost doubled the size of his next project from original plans.

“We are looking for a lead tenant to kick off the project, and once we start it will probably 18 months before the doors open,” Cawley said.

Developer Fairfield Residential has purchased property at Hi Line Drive and Turtle Creek where it plans to construct a residential tower.


“The nightlife and destination being created down there is exciting.”

Fairfield’s property buy is just across the street from where the new Virgin Hotel is scheduled to start construction later this year.


Fairfield can build a tower of close to 20 floors.

“We’re in the midst of the design side of it – we are putting everything together,” Johnston said. “All the buildings in the area are trending taller and we want a product that fits”

Construction would start next year.

Crescent is working with both the Ritz-Carlton hotel and Residences at the Ritz-Carlton to enhance street life along Olive by potentially removing a screen wall which currently encloses a private garden, just outside both Fearing's and the Rattlesnake Bar.

- McKinney & Olive's signature "blade" will remain one color, provided from the LED lighting.

Harwood International’s Harwood District has another residential tower in the planning stages.

The proposed tower will sit adjacent to the newly-built Frost Bank Tower, and directly across McKinnon St. from the Azure, designed by Vancouver-based James KM Cheng Architects Inc.

The site — which is about three-quarters of an acre — at 2007 Randall Street is bound by the McKinnon, Randall and Harwood streets in the Harwood District.


Crescent Communities has filed a rezoning request with the City of Dallas, asking for additional density for the project for a 240-foot tall building, or a tower that is 20- to 22-stories in height.


"This will be a smaller project in an internationally inspired district that is liveable, walkable and ensure the restaurants would continue to see traffic on the nights and weekends and give office tenants a place to live," he said.

Crescent Communities — not to be mistaken for Crescent Real Estate in Fort Worth — could get the project underway by the end of the year, or the first quarter of 2017.

WDG Architecture in Washington, D.C. is the project architect.


Blackwell has been scouring Dallas for "unique and authentic," places with lots of nearby employment and restaurants that are similar to Dupont Circle or Washington Circle in Washington, D.C.


"We want to develop in incredibly dynamic neighborhoods," he told me. "We want a unique chance to knit in with the neighborhood."

Called Hall Arts Residences, the 44-unit luxury residential building is being designed by HKS Inc. and Emily Summers Design Associates.

Hall Group said Thursday that it has hired Lea Anne Laughlin as vice president and director of sales for the condo project.


Laughlin has previously worked with Hillwood Development and Briggs Freeman Sotheby’s International Realty.

The world's largest retail diamond jeweler — Signet Jewelers — has exclusively confirmed with the Dallas Business Journal that it plans to develop a new Dallas campus at Cypress Waters, which will include a 225,000-square-foot office building and a 31,000-square-foot manufacturing facility.

The two-building campus will sit lakeside in Cypress Waters and will give the Akron, Ohio-based jewelry company the ability to enhance its manufacturing capabilities in the region.


"The campus will be newly constructed, allowing us to configure the space to best meet the needs of the business, while providing team members with a modern, comfortable working environment," he added. "The new building will be fully occupied by Signet team members and as Signet continues to evolve, the new campus allows for that transformation to continue."

The new manufacturing building will bolster Signet's manufacturing ability in the region to build diamond bracelets, jeweled rings and other intricate jewelry, with enough space for 150 employees to work. The facility also gives Signet the ability to better control its operational costs.


"This will be the first building on the lake edge," Lantz, senior vice president of investments and build-to-suit activity for Billingsley, told the Dallas Business Journal. "We are starting the development of The Sound and the campus will overlook the water and this will be a great amenity for the employees that will office there."

The campus will connect to a six-mile hike-and-bike trail around the lake. Construction will also begin on apartments adjacent to the lake by the end of the year.


Construction is slated to begin in June on the campus, with the manufacturing building expected to be complete first followed by the office building. By the end of 2017, Signet will move into its new campus.

Now, Greystar is eyeing plans for a second phase to its City Lights apartment community an the vacant tract next door.

The developer has filed plans with the City of Dallas for the 2.2-acre vacant property that was also part of the original City Lights tract. It’s at Live Oak and Texas Street, right across from the Latino Cultural Center.

Greystar is already building the 23-story, 302-unit Ascent apartment building in Dallas’ Victory Park, across the street from the American Airlines Center arena.

After months and months of discussion discount superstore retailer Costco has filed architectural plans for its first Dallas store.

The 146,000-square-foot warehouse-style retail building is planned near the southwest corner of North Central Expressway and LBJ Freeway in North Dallas.


The Seattle-based warehouse club spent years looking at alternative store locations before picking the former park-and-ride location just off Central Expressway.

Developers who are redoing a landmark downtown Dallas building hope to have the work done by next year.

Commercial real estate firm Matthews Southwest is turning the century old Dallas High School at Pearl and Bryan streets into a combination of office and retail space.


Built in 1907, the 4-story building has been empty since the 1990s.

Matthews Southwest bought the old school last year and is spending $50.4 million on the mixed-use redevelopment. The project will include 66,000 square feet of offices and 26,000 square feet of retail space.

A lease for 35,000 square feet of office space has already been signed in the building, Matthews Southwest told Dallas officials in the TIF funding request. Real estate brokers say that international architect Perkins+Will will move its local operations into the project after completion.

Matthews Southwest said it will use the requested economic incentives to pay for streetscape upgrades, environmental remediation and demolition and facade restoration. Dallas’ city council is set to vote on the funds on April 27.

The developers say they plan to sell off extra land surrounding the landmark school. That property along Live Oak Avenue could be used for construction of apartments or more office space.

A Mesquite property with a storied past will be the site of a major new distribution hub.

FedEx will locate a large regional distribution center on the former site of the Big Town shopping center on U.S. Highway 80 near Buckner Boulevard.

The development tract was previously the site of the Dallas-area’s first shopping mall, which opened in 1959.


Dallas-based developer Scott Rohrman’s 42 Real Estate LLC is building the 334,000-square-foot shipping hub for FedEx.

“It will take up most of the site,” Rohrman said. “We’ll have the building finished by December.

“But they are installing an automated sorting facility which will take six months or longer to get running,” he said. “FedEx probably won’t start operations until September of next year.”

FedEx chose the site because of its location at the intersection of Interstate-30 and U.S. 80 which is also close to LBJ Freeway.


The first enclosed shopping center of its kind in the state, Big Town originally had Sanger Bros., Montgomery Ward and JC Penney department stores.

Southwest Airlines hopes to break ground in late spring on a major expansion of its facilities at Dallas’ Love Field.

The Dallas-based airline has filed building permits to construct a $145 million “office building and flight simulator building” at 2175 Research Row.

The new complex would contain more than 865,000 square feet and will be six stories, according to the building permits.


The development site is in the same area where Southwest recently built an almost $100 million addition to its Dallas base.

To connect the two operations, Southwest will build a pedestrian sky bridge across Denton Drive.

The building permits show that the 5,571-square-foot bridge will cost $3 million.

Site plans for Grapevine’s Gaylord Texan Resort and Convention Center $120 million expansion were approved at the April 19 joint Grapevine City Council and Planning and Zoning Commission meeting.

Plans include the construction of a nine-story guest tower comprising 303 rooms and 90,500-square-foot ballroom and conference center space, which will be constructed in an area between the existing north parking garage and the hotel.

The new tower is currently being utilized as a valet parking lot that contains 210 parking spaces that will be eliminated once construction begins on the expansion project.


Gaylord officials said once the expansion is complete, Gaylord Texan will become the second largest convention center hotel not attached to a casino in the United States as measured by total self-contained exhibit and meeting space.

Developers of the $1 billion Bayside project say they will break ground next week on the mixed-use development on Lake Ray Hubbard.

The centerpiece of the 257-acre Rowlett development is an 8-acre water resort that will stretch along the lakeshore.


Groundbreaking for the project is scheduled for next Tuesday.

Along with the lagoon, Bayside is planned to include two condominium towers, luxury apartments, single-family homes and more than 1 million square feet of mixed-use retail, entertainment, restaurant and office space.

Adolfson & Peterson Construction said Monday that it will build the 4-story, 225,000-square-foot office project at 9111 Cypress Waters Blvd north of LBJ Freeway.

The building will be finished in mid 2017.



The project just landed jeweler Zale Corp.’s new regional office.

And buildings are under construction for OneSource Virtual and CoreLogic.

Other major companies in Cypress Waters include 7-Eleven, Nationstar Mortgage, British Telecom, Meritage Homes, AMN Healthcare and Toyota Industries Commercial Finance.

An Indiana-based office developer that’s expanding its operations in Texas has purchased land in Allen for a new project.


The company said Monday that it purchased 3.3 acres on Watters Road near North Central Expressway in Allen for its latest project.

The 2-story, 35,070-square-foot building will have 145 office suites, co-working areas, conference rooms, casual meeting areas, a lobby and reception area and a café.

Construction is scheduled to begin in July.

The 682-acre Mustang Ranch community under construction northeast of Prosper is on the site of former Dallas mayor Robert Folsom’s thoroughbred horse farm.

Developers are turning the one-time family farm into a residential community called Mustang Lakes with nine lakes, over 60 acres of open space and 10 miles of trails.

“We hope to deliver the first home lots to builders in June if it will quit raining,” said Matt Alexander, vice president of development with Cambridge Cos.


As part of the new community, the Folsom family’s ranch house on the property will be repurposed as a community center.


“The decision was made to keep the house for the history value and because of all the trees surrounding it. “We are expanding it to about 12,000 square feet overlooking a 5 to 6 acre lake.


He said the developers have preserved large trees the Folsoms planted on the farm.

“We’ve moved 22 live oak trees between 17 and 22 inches in diameter,” Alexander said.


“We think the prices will be starting in the $300,000s,” Alexander said. “We have some one-acre lots we think will be for homes around a million dollars.”

The building is planned to have about 90 luxury residential units starting at more than $700,000 for the smallest unit.

The first residential tower in Plano, the Legacy West condo project is right next door to Liberty Mutual Insurance’s new high-rise complex and across the street from the Legacy West urban village.

“Directly across the street, our residents will have the finest dining, shopping, and entertainment options,” project developer Jim Duggan said in a statement.


Construction is set to begin this summer. A marketing center for the project opens next month.


Windrose Tower is one of two residential high-rises planned in the $3.2 billion Legacy West project.

Dallas-based developer Palladium USA International is building a 30-story, 312-apartment tower in the same area, just south of S.H. 121.

With Dallas-Fort Worth in the lead as the top industrial building market in the country, developers are ramping up efforts to add more space.

Illinois-based ML Realty Partners LLC plans to build four warehouses in its Park West Crossing business park, which is north of Dallas/Fort Worth International Airport.



The next phase of development will add buildings ranging in size from more than 60,000 to more than 90,000 square feet.

“We hope to deliver all four buildings by the end of the year,” Smith said. “We should be breaking ground next week.”

Zale’s parent Signet Jewelers Limited has scheduled a Tuesday groundbreaking for the 2-building campus in the Cypress Waters development near LBJ Freeway and Belt Line Road.

Developer Billingsley Co. will build Zale’s 225,000-square-foot corporate office and a 31,000-square-foot jewelry repair center on the shore of North Lake.

The new office project is scheduled to open at the end of 2017.


The company received $450,000 in economic incentives from the city of Dallas to help pay for the new building.

Zale said it plans to have 700 to 800 people working in the new development when it’s finished in early 2018 and hire another 200 to 300 workers.

The developer just got approval from Frisco’s planning and zoning commission to build a high-rise hotel at the entrance to Hall Office Park at the tollway and Gaylord Parkway. It’s south of where the huge Dallas Cowboys complex is being built.

The 10-story, 170-room hotel will be one of Hilton’s high-end Curio hotels, according to details provided to Frisco city planners.



The Hall Office Park Curio hotel will be more than 122,000 square feet and planned for one of the last large vacant tracts in the business campus.


The 20-year-old business campus on the Dallas North Tollway is Frisco’s largest office district with more than 2 million square feet.

A California-based investor has made good on its promise to resurrect a troubled Dallas skyscraper redo.

Drever Capital has paid $65 million to buy downtown’s landmark First National Bank tower at 1401 Elm St. The sale closed Friday.

The new owner plans to move ahead with converting the tower into a combination of apartments, shops, offices and hotel rooms.


“There are still more things that need to happen,” Crawford said. “It’s great that we have a big developer put a lot of time money and effort into making this project work.

“Their plans call for something new and different,” he said. “It’s a huge step forward in terms of where we are headed.”

Located at Elm and Akard streets, the First National Bank tower takes up an entire downtown block.


“I can’t think of anything that will have more impact on downtown than breathing life back into that project,” Crawford said. “It will fill a huge void downtown.”

San Francisco-based Drever circulated a private investment offer to secure funding for its purchase and development.

The company has been in business since the 1960s, and the principals have invested more than $20 billion in projects.

New owners of the Saint Paul Place tower on Ross Avenue plan the largest renovations since the building was developed in the 1980s.


Quadrant’s remodeling plans for Saint Paul Place include a new tenant lounge on the second floor, conference center and outdoor patio deck with fire pit.

The second floor deck will extend to Ross Avenue and overlook the Dallas Arts District.

“We are excited to get started on the improvements and unlock these amenities,” Chad Cook, founder of Quadrant Investment Properties, said in a statement.

“Our goal with the renovation is to further enhance the tenant experience by providing multiple new venues to enjoy the building.”
