Yeah part of the reason nobody uses it is all the buildings around it that are empty. The Dowell Center, the old library, the Braniff building, and a lot of the FNC. If we had more people in those, this would probably be used a lot more. When the new Sandridge Amenities building is finished, and the Braniff building gets tenants, and the library has people in it, etc, there should be a lot more foot traffic in the area.

My latest favorite spot in the city. It makes you feel like you're in a much larger metropolis. It's unfortunate a building had to be demolished to produce it, but it's such a nice urban setting. Interesting furniture, one of the most metropolitan views of the city, and a nicely-sized sloping patch of grass. The running wooden bench is a pleasure to sit on. The canopy, put in because heat maps indicated it was the hottest part of the plaza, is a work of art, a great example of form following function. On weekends (with breakfast from Kitchen 324), it's a terrific spot for an easy morning. I can imagine film showings, recitals, receptions, and other intimate events taking place there. Rogers Marvel did a fantastic job with this space.

The last one is the stairway that leads down from the lobby to the lower level, which has parking and access to the Underground.

After deciding to convert the Parkside Building to for-rent office space, SandRidge is renovating part of the building to the east -- once slated for demolition in favor of another office structure -- into a new fitness center for employees.

There is a 24hr fitness center on AA I belive. Have walked by it very late and it still had people inside working out...

I would say that anyone who wanted to open a gym downtown had plenty of time to do so before any of these companies had their own gyms but didn't. If Devon and Sandridge (previously and with their upgraded gym) hadn't built their facilities, their employees wouldn't have anywhere to go outside of the YMCA. Also, there are plenty of people living and working downtown that don't have access to gyms at Devon and Sandridge so there is no reason it couldn't still work.

Which will be their third facility downtown, AND they manage Devon's fitness center, The Well. Plus there is a fitness center in Park Harvey and probably another one somewhere that we are all forgetting. To put it another way, despite the corporate workout facilities - and facilities in nearly every apartment development and hotel - the fitness industry downtown seems to be in...fine shape.

I think seeing the construction in Midtown & Automobile Alley being lit up for Christmas would be pretty cool. Also being able to see the Capital & the soon to be Innovation District is pretty legit.

Didn't the article indicate that SandRidge is selling with the guarantee it's leased back to them? Is their explanation of unloading assets plausible or just a cover for financial problems?

If I read it correctly they would be staying and leasing it out from New owners. That would be part of the contract so they aren't going anywhere as of right now

It wouldn't surprise me if Continental expands into it one day. As of now, Sandridge will continue to occupy the tower they just won't own it. Hopefully they can recover but out of all the major energy companies in OKC, I believe SD is the most vulnerable.

It isn't necessarily bad, but doesn't look great. At least they are planning to sign a long term lease as of right now, but it's a lot easier to get out of a lease than sell an entire building complex if they were to go under or are bought out. On the optomistic side, it would appear that they are trying to sell off the other properties that they don't occupy and get out of the real estate business and please their investors. They spent a ton on the complex but it would be interesting to see if they end up making money on the sale. Additionally, a new owner may see the need for office/residential space and further develop the campus to replace some of the density SD knocked out. Also Oil Prices seem to be rebounding and the miss lime is a fairly low cost play. Assuming they stabilize or continue to increase and SD isn't heavily impacted by costs associated with any future water disposal regulations, they may make it out of this alive...though a much smaller version of itself.

What's more interesting, or at least notable, is what isn't being included in this deal...the lots on Broadway. I would assume that they will be marketed separately to a developer?

Panic, death, famine. rioting in the streets, animals will escape the zoo, and the machines will become self aware...

eh, assuming none of the above happens... it wouldn't be good but I bet the space would fill fairly quickly. Might impact future class A construction for awhile though.

Land Run already bought the property at 4th & EKG from SandRidge and has been buying up property all around that area for some time. Wouldn't be surprised if Land Run snatches these up; could already be under contract or at least negotiation. I know LR has been working on big plans for the area; not just the 4th & EKG property.

I get a little nervous thinking about Braniff, the tower, Parkside and the parking garage all going to some big real estate trust. It would probably be better for OKC if there were multiple owners with at least some of them being local.

It is best if you try not and think about it. On the plus side, if the new owners wants to add more office/retail/residential there is plenty of space to do it and cut down on the landscape budget tremendously.

Yeah its sickening. The city hasn't learned either.

Hopefully the new owners will illuminate the building at night again. In my opinion it really made the skyline pop as viewed from Midtown.

So much for SandRidge's downtown campus. It's amazing because this isn't the first or last time we get bait and switched after we opened the barn door and let all the horses out.

This has nothing on that time when Kerr McGee did it on the same site.

Yeah, thanks Tom Ward. When will we learn that a single individual, simply because he or she has made some money in the oil patch, shouldn't be dictating urban development. It doesn't seem like our city staff/government has learned their lesson yet.

Sandridge did more good than bad for that entire area. Sure, they tore down a building they shouldn't have & I wish they didn't, but the building they built & the buildings they rehabbed are phenomenal.

This is a good business move by Sandridge. They've been pretty reactive with lower oil prices & I think its a good sign for a near future. If oil prices don't get above $70 by the end of the year I think it might be game over though.
