Executive Suites project opens in downtown OKC

OKLAHOMA CITY – On the seventh floor of the 100 Park Ave. Building in Oklahoma City, an office concept not usually seen in this market offers short-term and long-term solutions for those needing office space downtown.
Aduddell Development Group opened the Executive Suites last month, and despite the duration of their stay, tenants are called members and given the full support of the on-site office staff and facilities. The space has been appointed with dark wood, leather couches and artwork as well as services ranging from mailing letters to buying gifts for overlooked birthdays and anniversaries by the support staff.
Pat Downes, a partner in the project, had the idea a few years ago. And while Downes said executive suites are seen around the country and around the world, it was a relatively new concept for Oklahoma City.
With Aduddell on board, work began last year to appoint the space, equip boardrooms, and get office spaces ready for members. The first tenants moved in last month, and eight of the 17 offices are currently filled. Members can lease their space furnished or unfurnished, in one of several rate plans, and walk into an office with working phones, wireless Internet, and access to support staff services without the hassle of having to set up an office from scratch.“We’re looking to solve our members’ problems,” Downes said.
Gary Brooks, president and chief operating officer with Aduddell Development, said it is rare for a tenant to be able to negotiate a short-term office lease, and take care of the necessary office preparations, especially if they won’t be in a space for an extended period. “It’s very difficult for a tenant to go out and get a one-year lease,” Brooks said. “What we’ve done is spend all the money so a member doesn’t have to.”
Rates begin at $1,320 a month for an unfurnished office on a three-year commitment and go up to $3,200 a month for a furnished office space on a monthly lease. One new tenant at the Executive Suites that only needed two offices is Schnake Turnbo Frank, a Tulsa-based public relations firm that is expanding into Oklahoma City.
Tom Searls, vice president of Schnake Turnbo Frank, recently settled into his corner office in the Executive Suites.“The Executive Suites at 100 Park Avenue are a first-class facility in the heart of the city that provide us with a unique opportunity for growth as we continue building our client base and business presence here,” he said. “We are thrilled to be a part of downtown.”
