I was at Block 42 today and talked to a very nice lady who just moved in to her condo. She said that she had to push the developers to move quickly in order for her to move in right now. Her condo was suppose to move in a long time ago, but of course there has been delays. She said it is suppose to be complete in 90 days. In front of block 42, there will be landscaping and a really big fountain. We walked in one of them and it looked really nice.

What is the 7th and Francis "modern home" all about?

It's a little area in Midtown where some renaissance type cats live. At least a couple of them are architects, so I understand.

those houses on 7th street are all owned by architects.....

Brian Fitzsimmons of "Studio F" owns the red brick futuristic structure,
Randy Floyd of "Randy Floyd Architects" owns the two early 1900s
duplexes....and right in that same area, the Wells house under
construction @ 7th and Francis is owned by Dennis and Shellee Wells,
Dennis is also an Architect......that little area will be so cool in 10 years....

by the way WSUCougz, in case you haven't yet - you should put your tour up on the national sites Skyscraperpage and Skyscrapercity (SSP and SSC resp). We need to make sure we get OKC in the national scene as much as possible and there is desires for people to see what OKC really looks like.

Thanks for the tour. All the power lines are apparently going underground in the Maywood Park neighborhood, and there will be street lights that aren't up yet. I'm really interested to see what a finished block, with lighting, trees and all the patios finished, will look like.

I was wondering why they weren't buried. If they are going underground, it looks like they're going to have to tear up the sidewalks that were just laid.

I think the wires are already underground, but not hooked up. At least that's what I remember being told.

Last year the Fitzsimmons house was on the annual Architecture Tour, and I got a peek at the inside. It's absolutely gorgeous and utterly without waste.

I drove down that street a couple of months ago coming arriving at it from the North and thought it was pretty ordinary. Then I got a look at the houses from the south and they really are extraordinary. Very cool.

If we get an NBA team or Devon decided to build a downtown tower, I'm probably going to move to Maywood Park. If not, I'm worried about my investment, as I don't see that area moving forward nearly as quickly. There's just not enough else to make it exciting enough to move downtown, to my way of thinking.

He's my neighbor. Also his house is featured in this month's issue of Downtown Magazine. It has a nice front cover and spread. You can pick up a copy for $2 at most local bookstores or for free at several drop off points downtown OKC.

I thought I saw that cover. I thought he was in it last month? Is Fitzsimmons doing thing else these days? Anyone know if the house across is still on the market? I think a couple by the name of Bewley have had it on the market, right?

mturner, the house IS still for sale. It really is a bargain actually. Unfortunately I don't know if it's just not marketed right or if there just aren't enough buyers that want a more modern home. (I know there are but perhaps they prefer to build their own). Anyhow, the family name is correct however the husband passed away last year so its just the wife who is selling it. I believe the price has been reduced to somewhere around $250,000. Again, its a bargain and a very nice remodel of a very old structure. The interior is VERY nice and was also featured in several magazines.

The Fitzsimmon house is the one with the stainless steel. The one for sale is the all brick one with the darker colored brick garage.

Yes. The Wells and Okasian House are inhabited by their respective Architects. The corner brownstone was restored by Bewley who no longer resides there. The 2 identical homes on 7th are inhabited by Randy Floyd (Architect) and Michael Smith who beautifully restored them.

What's the scoop on the blue duplexes? I remember probably a year ago there was an online classified posting in the Gazette showing one of these units for lease. The interior was awesome. I think the rent was pretty high at the time I saw it. Are they being leased right now?

Tex, actually they are a forest green, not blue. The rent is high actually, I think around $1400 a unit and there are 4 units per building. As bella said, they pretty much stay leased.

The one on the left is a duplex, where each unit rents for a shade over $1k, I believe. The one on the right is the owners single family residence. There are 2 smaller garage apartments out back. I think that's pretty accurate, as a friend of mine used to live there, but don't quote me.

the house went off the market sometime in the last week but was listed for 214,900 before it went under contract. i think there were some structural issues which caused the low price. the realtor's virtual tour is still up though if you want take a peek inside.
