Wow. At $485- 515.05 it would be most expensive active per foot in the MLS in the urban area. A home in Gaillardia had the title at $466/foot.
Who are these people that can afford this kind of place? Does OKC really have that many rich people to support all these new, high $$$ places?
It's not really the price that would make them difficult to sell. There are lots of houses in OKC that sell in that price range. It will be interesting to see if people are interested in the square footage for the price. They will need to be extremely upscale, in terms of finishes, I would think.
I still see these selling fast. There are a lot of Oak Tree, Gallardia, Nichols Hills people that can and will want a cool downtown place. And thats just the people that EASILY have money for this. Not even counting the people that would live here more permanently. I'm telling you guys, the OKC metro has decent money and is largely untapped. There's a lot of money being spent outside of this state on upscale things such as awesome residences like these, but also tyoical shopping. I love that these are so highly priced. I will record a video of myself eating a sales brochure from this place and post it here if they have trouble selling these.
Here are some indoor renderings pulled from the listings:
Wow. This is quite impressive! Just what OKC needs.
Saw they had a big advert in the GAzette.
i wonder if any have been sold? just did a quick search on realtor.com and see there are still 10 units available.
Construction fence is up.
Work has started:
Great to see.
GREAT infill project. Hope this is extremely successful and we get tens of tens more; with the newer ones having ground floor retail (perhaps some underground or 2nd floor parking) and 4-8 floors of urban residential all in a nice, small footprint of a former parking lot or un/underused structure.
yes, Great to see!
Oklahoma City, the RENAISSANCE CITY!
Great news. Broadway will be an absolute mess for the foreseeable future. But all good things to come.
I think they will have the same issue selling these as Richard McCown initially had on his 4th and Lee project where he didn't think the comparables will be there for resale. Think about the highest priced properties within a few miles. The Hill, Block 42, The Brownstones, Maywood Lofts, I don't think of them come close to this. That doesn't mean they won't be sold for that amount, but it will be hard on the end user to find the financing.

If they have a 374 square foot unit I could probably afford to buy in.
Yeah I could totally afford a broom closet there.
All have been on the market for 277 days. None sold or pending.
Change of plans. This will now be commercial office space.

Yeah, I noticed they had stopped construction.
I'm sure they couldn't get anyone to buy at those prices, which isn't surprising.
