That sucks.
That sucks.
Market just isn’t there for that kind of $
Office space isn't as sexy as residential, but at least it won't be an empty lot on a high profile corner.
The market is there, to an extent, but Oklahoman's are generally pretty smart about not overpaying for homes. I knew this wasn't going to end up well when not one had been presold.
Lets hope there will be ground floor retail space. I wonder if this change has to do with the announcement of the hotel across the street. Maybe he's afraid of views being blocked eventually.
As with everything Preftakes-related, there is guaranteed to be more to this story that will never see the light of day.
If he had buyers for a few units, why not leave top two floors or so residential above office?
I did wonder how they were going to sell 450/sf condos when there are many good options much less than that.
I doubt he had those units sold, he might have just been trying to drum up interest by the perception that they are selling. Nothing is a worse advertisement than a product no one is buying.
WHAT? People in OKC don't want to pay 3/4 million and up for a condo? No effing way!
Sorry but $750k should get you a 30th floor penthouse in OKC. Not putting anything or anyone down but thats the level of housing prices there. $750k can get you a pretty darn nice hi-rise in Denver where housing prices are far higher.
$750K was the starting point.
Here were the listing prices (from earlier in this thread):
Unit Price SQFT $/SQFT
201 $948,600 2,191 $433
202 $671,200 1,606 $418
203 $702,800 1,686 $417
204 $915,875 2,091 $438
301 $1,570,450 3,142 $500
302 $778,950 1,657 $470
303 $1,393,890 2,807 $497
401 $1,586,475 3,142 $505
402 $796,260 1,657 $481
403 $1,408,260 2,807 $502
Exactly!!! I was just in San Diego and we looked at housing prices just for kicks. $750,000 in San Diego gets you a 2 bedroom/2 bath condo with a balcony over-looking San Diego Bay. If I had $750,000 to drop on a condo, I would much rather spend it overlooking San Diego Bay, than overlooking Auto-Alley Bay, lol.
I like backing my opinionated post with evidence... https://www.zillow.com/homes/for_sal...t/15_zm/0_mmm/

Plus, Brent Swift of 701 Hudson already has a great track record when it comes to homes which makes it much easier to visualize his project and particularly the interiors.
Even if these projects were the same price per SF, I'd strongly lead to 701 Hudson for this reason.
7 are still available according to the MLS
Did this project fall through? All signage along the fences has been taken down. However, the website is still up and running.
This property has been sold to Jonathan Russell for $950K.
He owns property all around there but other than The Rise, he tends to buy, hold and flip rather than develop, so who knows what will end up going here.
Are they going to at least re-pave it for parking? Good thing nothing got torn down for this.....
