    Tesla is expected to occupy the former Buckle tenant space in Southlake Town Square, across Grand Avenue from Apple and Michael Kors.

    This will be Tesla's fourth gallery in DFW.

    Also in Southlake, a developer is proposing an office/hotel development at the southeast corner of SH114 and White Chapel Blvd.

    Project Location

    The development includes a Delta hotel, two five-story offices with underground parking, and a six-story office building with an adjacent parking garage.

    Delta Hotels operates only two hotels in the United States - Orlando and Racine.

    Two Fort Worth projects to bring more downtown apartments

    A city committee Thursday gave approval to concepts for two developments that could bring another 450 apartments to downtown Fort Worth.
    Toll Brothers, another national home builder, in a joint venture with multifamily division of Henry S. Miller, is under contract to buy a tract bounded by West Seventh, 10th and Penn streets and Summit Avenue for a project with about 200 apartments.

    Dallas-based Catalyst Urban Development plans about 250 units on a parcel of land it will lease from the city. The property is bounded by Lancaster Avenue on the south, Texas Street on the north, Cherry Street on the west and Lamar Street on the east. The city selected Catalyst more than a year ago to be the master developer on the property.

    Catalyst is teaming with national home builder Lennar on the project called Burnett Lofts. Paris Rutherford, principal of Catalyst, said construction could begin by the end of the year. The project will have about 10,000 square feet of space for shops and restaurants.

    Agreed.

    The 7th Street Lofts is better in urban design and aesthetics.

    Burnett Lofts is your run-of-the-mill stick apartment complex.

    Agreed.

    Fort Worth has been incredibly over-shadowed by Dallas' multi-family residential growth.

    However, the pace is slowly gaining momentum.

    Archer Western to build new TEX Rail station at DFW airport in US



    The Terminal B station will serve as the last stop in TEX Rail's proposed 27-mile commuter rail project, which is currently being built by the Archer Western Herzog joint venture.
    It will begin service next year and also features a walkway connecting to the existing Dallas Area Rapid Transit (DART) station located adjacent to Terminal A.

    TEXRail will extend from downtown Fort Worth, across north-east Tarrant County, through North Richland Hills and Grapevine, and into the airport’s Terminal B.
    This line is projected to serve 8,000 riders on a daily basis at nine stations by the end of the first year of operation and by 2035 the number is expected to increase to nearly 14,000.

    All nine stations will include ticket vending, covered seating, lighting, as well as security cameras.

    DFW is getting its third IKEA:

    IKEA submits plans for Fort Worth store



    The Swedish company is proposing a 289,000-square-foot location to be built on 27 acres at the southwestern corner of I-35 and North Tarrant Parkway. The store, which would be situated 10 miles north of downtown Fort Worth, is expected to employ 500 workers during construction and 250 to staff the store once it opens.
    According to plans, the location would feature 10,000 items, 50 room settings, three model home interiors, a supervised children’s play area and a 325-seat restaurant serving favorites like Swedish meatballs.

    And it would cut down on carbon emissions though measures like recycling waste material and light bulbs; incorporating energy-efficient heating, ventilation and air conditioning and lighting systems; using recycled construction materials; building warehouse skylights and water-efficient bathrooms; and eliminating plastic bags at check outs.

    If approved, construction would begin in spring 2018 and open in summer 2019.

    Exclusive: Scott Beck to develop new Aloft hotel at Trophy Club Town Center



    The 132-room boutique hotel will help serve overflow from the nearby Deloitte University campus, as well as serve other corporate clientele, such as Fidelity and soon-to-be Charles Schwab regional campus, which is expected to hold 5,000 employees upon completion.
    The hotel developer, Kriya Hotels, had initially planned on bringing a Hyatt Place hotel to the Trophy Club Town Center project, but that has changed with Marriott International's acquisition of the Starwood-owned Aloft Hotels flag and the growing corporate demand in this part of the region.
    Construction on the site — the grading of the dirt — will begin by the end of the month, with hotel-specific construction kicking off by this summer after permits and plans are finalized by the town council in March.

    The grading also will serve other parts of the mixed-use development, which include 60,000 square feet of retail and restaurant space serving the Town Center amenity park.

    Urban Alchemy, a new coffee/wine bar concept, is opening in downtown Arlington this summer. They are marketing themselves as Arlington's living room. It will be located at 403 E Main Street...one block west of Division Brewery and just on the other side of the train tracks from Legal Brewery and Sweet Bee Sweets Bakery.

    Boutique hotel to be built near new Fort Worth arena, museums



    Illinois-based hotel company, Heart of America Group, plans to start construction later this year on a 202-room full-service boutique hotel off Camp Bowie Boulevard that will open a few months before Fort Worth’s new multipurpose arena in the nearby Will Rogers Memorial Complex.
    The company plans a $47 million, 12-story hotel that will also have 11 suites at the northwest corner of Camp Bowie Boulevard and Van Cliburn Way. The hotel, with about 196,000 square feet, will include retail space on the street level as well as a 9,000-square-foot restaurant. It will also have ballroom and meeting space.
    Heart of America will buy the land for the project and own and operate the hotel for the long term, he said.

    A friend/advisor from Park Place Mercedes told me about this last spring.

    This will be DFW's fourth Porsche dealer.

    The Porsche dealership will feature 70,000 square feet of floor space with room for 21 vehicles on the showroom floor. Included will be a “Porsche Classic Car Center” with room for two display vehicles.

    Terry Powell, who will serve as general manager of the Grapevine dealership, has a long history with Park Place Porsche Dallas, which happens to be ranked number five in the country in new car sales and number one in the country in used car sales.

    A Professional Bull Riders-themed country bar with two mechanical bulls will find a home at the Texas Live! entertainment complex being built next to Globe Life Park, officials announced Friday.

    The 17,000-square-foot PBR Bar will become the flagship of a chain of establishments the group has opened around the country in partnership with Baltimore-based Cordish Companies, which is developing the $250 million Texas Live! project for the Texas Rangers.

    Officials for the Rangers, Cordish and PBR joined in the announcement Friday at AT&T Stadium, where the PBR’s Frontier Communications Iron Cowboy event will take place for the eighth consecutive year on Saturday night.

    “It’s a natural for Texas and our region to have a concept like this,” said Rob Matwick, Rangers executive vice president for business operations, noting the long partnership between Cordish and the bull riders group. “They have had great success around the country.”

    The bar will have a 1,500-person capacity and a 7,000-square-foot balcony overlooking the Arlington Backyard concert pavilion. It will host its own Hot Country Night live concert series.

    The country bar will join Lockhart Smokehouse, the popular Dallas barbecue restaurant announced earlier this month for Texas Live!, as well as a restaurant from TV chef Guy Fieri and Granbury-based Revolver Brewing. Cordish has worked with PBR to develop eight of its nine bars over the past decade.

    Construction began on the sports/entertainment complex in October on seven acres between Globe Life and AT&T Stadium. It will be adjacent to the new $1 billion retractable-roof stadium that will be built for the Rangers, following voter approval for taxpayer funding Nov. 8.

    Plans call for Texas Live! to open at the beginning of the 2018 baseball season. An adjoining 300-bed, high-rise hotel and 35,000 square feet of convention facilities will be completed later that year.

    “As they say, everything’s bigger in Texas,” PBR Chief Executive Sean Gleason said. “This is the biggest single-day PBR event, certainly the biggest venue, and we’re now announcing the biggest bar of our nine bars.”

    Gleason said the bar’s “contemporary and cool cowboys theme” has been a big success since the first one launched in 2008, and will soon expand to 10 locations nationwide.

    He said each of the bars at midnight will play the PBR organization’s “party anthem” — “I Think I’ll Just Stay Here and Drink,” a remake of the Merle Haggard song by the rock band Warrant.

    These are the three major venues to be part of Texas Live!:

    ▪ Rangers Republic will be the “ultimate fan clubhouse” to watch the Rangers play both at home and away, featuring a two-level, 30,000-square-foot family dining and entertainment venue.

    ▪ Live! Arena will be the 35,000-square-foot “living room” of Texas Live!, giving fans “one of the best sports-viewing experiences imaginable.” The top features include a 10,000-square-foot outdoor beer garden and a concert stage.

    ▪ Arlington Backyard will be an outdoor event pavilion with a capacity of 5,000 for hosting cultural activities, art shows, regional and national concerts and other events.

    The Iron Cowboy, the second of four PBR majors in the Built Ford Tough Series, expects to draw the Top 40 bull riders to compete for top prize of $100,000. Last year, 35,000 fans turned out at AT&T Stadium for the contest, won by Shane Proctor, who collected $115,625 and 885 world standings points.

    “We are thrilled to bring the Frontier Communications Iron Cowboy, one of the PBR’s Majors and among the season’s most anticipated events, back to Arlington for our eighth year,” PBR CEO Sean Gleason said in a statement.

    “There’s no better venue in the world than AT&T Stadium in the heart of Texas to cheer on the new Iron Cowboy, all our riders and the sport’s rankest bulls.”

    More apartments to be built along Trinity River bluff downtown



    The developer of a planned 343-unit apartment community along the Trinity River and Samuels Avenue has completed its purchase of land for the nearly 11-acre project and should soon hear whether it has permission from from the Army Corps of Engineers to build on the waterway.
    Last May, it received approvals from the city’s Historic and Cultural Landmarks Commission to restore the historic Garvey House, at 769 Samuels Ave., that will become a part of the project, as well as from the Downtown Design Review Board for construction.
    According to site plans, the apartments will be built around the Garvey House, primarily to the back and to the north of the historic home. The Garvey House will be renovated to become a leasing office and would also include amenities for residents. Another historic home, the Talbott-Wall House at 915 Samuels Ave., will be moved to a nearby lot.
    Embrey has also filed for building permits from Fort Worth.

    Construction is slated to get underway Tuesday on a new $450 million arena — called the Fort Worth Multipurpose Arena — next to the Will Rogers Memorial Center in the city's Cultural District.

    The public-private partnership with ties to Fort Worth billionaire Ed Bass will fund the 14,000-seat arena development, which, upon completion, will host the Fort Worth Stock Show Rodeo performances.
    The work is slated to get underway on Tuesday at Harley Avenue and Gendy Street with an official groundbreaking ceremony, which is open to the public.
    The Fort Worth Multipurpose Arena, which is expected to host sporting events, concerts and the Fort Worth Stock Show Rodeo, is slated to open in November 2019.

    Office park made of shipping containers ready for delivery in Fort Worth



    Construction will begin next week on an office park made entirely of shipping containers, which, once started, will deliver a new office and retail option to tenants near downtown Fort Worth.

    The three-story office park, called Connex Fort Worth, will sit on a tract at 1201 Evans Ave. and is being developed with the help of 40 shipping containers.
    The Connex office park is slated for delivery by the end of October.
