    Sounds awesome, a great win for bricktown! Fingers crossed, when renderings a released they will be something we can work with, and not another bottom half brick top half stucco hotel.

    I am guessing this is the "Marriott" that Pete was referring to. It looks like its actually a new brand by Hilton called Canopy. The other cities getting one are all amazing cities and OKC is very lucky to be included among them. I can't wait to see what it will actually turn out like.

    Here is a article from USA today, found it very cool that complimentary bikes will be available. Reminds me of a mix of aloft and a little 21c, should be great!

    Hilton Worldwide today announced that it is starting a new hotel brand aimed at travelers who value design, social common areas and advanced technology.

    The new Canopy by Hilton brand will debut in 2015. Hilton has already signed 11 letters of intent for properties. The new or converted hotels will appear in Miami, San Diego, Nashville, London, Oklahoma City, Indianapolis, Savannah, Ga., Portland, Ore., Ithaca, N.Y., Charlotte and Washington, D.C.

    "We saw an opportunity to not only enter the lifestyle space by developing a new brand, but also to redefine this category by creating a more accessible lifestyle brand," Hilton Worldwide CEO Christopher Nassetta said in a written statement.

    Nassetta announced the new chain, which it is calling a "lifestyle" brand, to nearly 1,900 owners and developers at Hilton Worldwide's Global Partnership Conference in Orlando on Tuesday.

    Major hotel chains have in recent years introduced such brands, mostly to appeal to Millennials, those travelers in their 20s and early 30s whose purchasing power is increasing. Marriott last year said it will import the AC Hotels from Europe to appeal to that demographic.

    "It's about time," says C. Patrick Scholes, a gaming and lodging analyst for SunTrust Robinson Humphrey.

    Jim Holthouser, Hilton's executive vice president of global brands, says Hilton is not necessarily trying to appeal to any particular demographic. Instead, Hilton is going after those who want to feel like they're not staying in a hotel chain even if they are. Each hotel will reflect the neighborhood that it's in.

    "They're not into cookie-cutter types of lodging products," he says. "They're the ones who are looking for unique local experiences. You do get a lot of Millennials in that segment. You get a lot of LGBT in that segment."

    Here's what you can expect from a Canopy hotel: Lobbies that feel like gathering areas, a healthy breakfast with items such as quiche and smoked salmon, an evening reception with local beer, wine and spirits.

    "It all starts with the neighborhood," Holthouser says. "You will not find Canopy hotels in an airport location or near suburban malls. That's not what this is. ... Every hotel will take its inspiration from the neighborhood."

    Complimentary bikes will be available. Guests will also receive a welcome gift unique to the city. And they will be allowed to check in to their rooms on their mobile devices.

    All will be at a price that Hilton describes as "accessible."

    The new brand has already attracted ownership groups such as Anish Hotel Group, Buccini/Pollin Group and KeyStone.

    "The concept and timing of Canopy by Hilton entering and redefining the lifestyle space is right because of changing guest preferences and a demand for more local experiences," David Pollin, co-founder and president of the Buccini/Pollin Group, said in a written statement. "Canopy by Hilton offers us the opportunity to compete in ways we haven't been able to before."

    If/when Karchmer gets his garage built directly west of here (which I'm sure is part of this overall plan) this stretch of Sheridan will be much more dense.

    And then with the addition of the Hyatt Place, Steelyard, Springhill Suites and Criterion, the east end of the street will be pretty dense too.

    This is great not just for this specific development, but because it may represent a tipping point for parking/urban development in Bricktown.

    If parking lots are going to get developed then I think the huge lot in front of the U-Haul is the most intriguing. Like the Steelyard, it could expand Bricktown significantly.

    Remember, the Hampton Inn, Hilton Garden Inn and Holiday Inn Express have all been developed without dedicated parking.


    But your point is still valid; big step forward for density, especially the other lot directly west will also soon go vertical.

    Excited to see how an all brick Canopy by Hilton will look.

    My guess is this is what will make Dallas and Kansas City jealous. It makes sense being that OKC is in the lineup with much higher tiered cities and Dallas and KC aren't included. Thoughts?

    I posted this on June 13th:

    I know Burnett & Martin are saying this will just be a "long-term hold" but my understanding is they are also trying to buy the Spaghetti Warehouse building and that the lot on the SE corner of Sheridan and Oklahoma may be developed into a mid-rise, higher-end Marriott hotel property by a separate group.

    I'm also hearing that Karchmer wants to move forward with the garage structure on the SW corner of Sheridan and Oklahoma before he starts on the other garage in north Bricktown.

    After these properties close, we should learn more.
    I had heard a Marriott boutique concept but either my source got Marriott/Hilton confused or the buyer decided to go with this new brand.

    Flipping this lot to a hotel developer was always part of the deal where Burnett & Co. bought several Bricktown properties at once.
