    2/24/14: Design application submitted to add windows and doors to south elevation. Studio Architecture and Nault Gallery to relocate to 816 N. Walker when that renovation is complete, then this space will be marketed to retailers.

    This seems like a good thing. This space seems perfect for higher intensity retail. A small bar would be great, imo.

    There is actually a decent-sized parking lot right behind this building.

    Could easily accommodate a small bar or restaurant.

    Not necessarily pushing for a bar in that location, but they would probably tend to build off of proximity to one another rather than cannibalize customers. Much as places down there already are doing.

    Retail would be great there. Midtown may be more attractive to national retailers bc of the nearby HH/MP neighborhoods.

    Midtown Renaissance owns Plaza Court, Fassler Hall / Dust Bowl and this building.

    From the way they've carved up the 1st floor on the design application, it doesn't look like they'll be doing a bar or a restaurant.

    Does McNellies preclude any other bar from opening within a 4 block radius? Of course not. As mentioned, bars and restaurants do better when clustered with other bars and restaurants. Besides, while I enjoy McNellies, Id prefer a smaller and more intimate bar setting. It doesnt have to be a bar, just a more intense retail concept would be great.

    Yep. And helps create/solidify an area as a destination. You can go there with the comfort of knowing that even if the place you set out to visit is too packed, or closed during an off time, or whatever, that there is another good place within walking distance. Also, lots of people like to pub crawl or at the very least eat one place then drink in another. A nice density of bar & restaurant options will always keep a district on the radar.

    Just heard that Coolgreens may be going into the ground floor.

    Would be a great space for them and will bring more life to the roundabout area.

    Interesting. I wonder if that would impact their plan to re-open in CityPlace? I'm thinking no, since that seemed to be so amicable when they mothballed it.

    I talked to one of the guys from Trade Menswear, the long-term popup on Broadway. As I understand it, they're moving in here also, with a much expanded product line. Should be cool.

    I believe this would be in addition to rather than instead of their City Place location which is temporarily closed while they wait for Project 180 to finish up.

    Permanent, with regular hours instead of the weekend only hours at Broadway.

    Here's a nice reversal... An Edmond retailer relocating to this building in Midtown.

    They plan to open in July:
