I think the perspective might be throwing off. It looks like seating you would see in a beer garden in Germany, or at least the ones I've been too.
The stucco really does look great in person. The simplicity of the design really does something for me. It's a nice change from so many of the current projects.
Anyone know what the dog related business is going to be called? Is it a dog wash or boutique? Tough to tell from the window decals.
Perhaps balconies would achieve that, perhaps they wouldn't. As you've already pointed out, many properties downtown have balconies. So on the flip side, maybe hotels without balconies would stand...
