Re: Maywood Apartments (NE 4th & Oklahoma)

Yes, I believe so. The $18MM cost almost assuredly incorporates all costs associated with the project. HUD will lend on all costs associated with the project.

    Rover,
Don't want to pick on you at all, but that math is VERY simple. There are a number of different factors that change these cash flows dramatically (i.e. depreciation, particularly accelerated...

Re: Maywood Apartments (NE 4th & Oklahoma)

It's all about financing! They are using HUD financing, which fixes the interest rates for 40 years and loans up to 95% of the investment.

Simple math (much more complicated than this):

    Re: Devon Retail/ Restaurants

The high-end restaurant will be on the 49th & 50th floors. Even if it is expensive, I can't wait!

Yes I do. He wasn't. I'm not sure how one defines architectural masterpiece, but it's very hard for ANYONE to do that anymore...it's just way too expensive and hard to make money.

    Re: Downtown Ford Site

That's not going to happen. G Walker...you don't want this to happen. With the market/economy today, you want them to delay plans for awhile. Also, that site will almost assuredly be built in...

    Re: Downtown Ford Site

Kerry, I bet this is exactly what happens. How big it goes will completely depend on what surrounds it and how solid the market demand is for that area for that particular use.

    Re: Downtown Ford Site

    I agree with you both.

As discussed earlier, I don't think this site is big enough for what the CVB is saying is needed. I also don't think the Cox Site (even with Sheraton Century Center...

    Re: Downtown Ford Site

With all due respect, I think you blew my comment out of proportion. I think you plan Maps3 with the hope that C2S comes to fruition, but don't count on it.

Going back to the Ford site, I think...

    Re: Downtown Ford Site

I don't take myself seriously enough to think everything I say is correct. When it comes to this site, I just think we are being too close-minded.

Major physical items become a barrier to walking...

    Re: Downtown Ford Site

    Not necessarily.

I view Maps3 as a 5-15 year plan...C2S is a 20-50+ year plan. If the 5-15 plan is messed up, it won't matter what the 20-50+ year plan is.

    I personally think C2S is a pipe...

    Re: Downtown Ford Site

More land could be acquired. Easily. And, if need be, the hotel could be put on the cox site, just south of the Ford Center or the north side of Central Park.

I'm not saying this is my #1 site,...

    Re: Downtown Ford Site

A myriad of reasons. Right now, the cox center is a major physical barrier for people in the CBD to access the Core to Shore areas (not to mention Bricktown, Ford Center, Myriad Gardens).

    Re: Downtown Ford Site

I think we're getting nit picky and off base a little bit.

Even if they had plans at the time Group 1 vacated (they didn't), should they not even entertain this site for a convention center?

Neither. Howard and the Halls are definitely open to putting the convention center on that site (if that site is chosen).

I think putting the CC east of the park is the worst location possible for development purposes. It essentially kills any potential development sites to the south and east of the convention center....

With all due respect, you are wrong. There are no definitive plans yet and this site is certainly available for a convention center location.
