Looks like more shops will be coming to the I-40 and Garth Brooks Blvd. area in Yukon. This new strip of development will be constructed just north of Wal-Mart.

There could possibly be stores like Ross, Shoe Carnival, Michaels, Academy, etc., although specific store names haven't been given. I'm pretty sure a Target will be locating there.

Anyways, good news for this area.

"Developer plans shops in Yukon

A big retail center headed for Yukon will ride waves from a boom already under way at Interstate 40 and Garth Brooks Boulevard, realty experts said.
Houston-based Gulf Coast Commercial closed Friday on 35 acres and revealed plans for a 260,000-square-foot shopping center called Yukon Crossing. The center will be on the northwest corner of Garth Brooks and NW 10, just south of the interstate.

Several outparcels will be available for restaurants and stand-alone shops. Construction will begin late this year, said Nancy Seitz, vice president of development for Gulf Coast Commercial.

"Yukon is a dynamic market, and we look forward to bringing a new and exciting shopping experience to the community," Seitz said.

Gulf Coast paid $5.7 million for the land in separate deals with Deerhorn Development LLC, Barbara Jo Cooper and Jackie R. Cooper, the Clarence R. Wright Jr. Revocable Trust and Kathryn R. Wright Revocable Trust, said Carol Allen of Carol Allen Realty LLC, which represented the sellers. Barbara Chatman at American Guaranty Title Co. handled the closing.

Recent development in Yukon will be both a blessing and curse for the newcomer, said Mark Inman, retail specialist at CB Richard Ellis.

"They're going to be sitting behind a lot of outparcels that are already there. That's not ideal, unless they have an anchor. Of course, Wal-Mart is an anchor," Inman said. "It'll probably fill up. It's an active area."

The Wal-Mart Supercenter to the north started retail development at the confluence of I-40, Garth Brooks and NW 10 a dozen years ago. Wal-Mart was alone at the intersection for years, however.

New growth came only recently. West End Point, for example, has completed two phases with Lowe's, Staples and Kohl's as anchor tenants.

The fast growth "probably can be sustained," said Mary Grace of Grace Commercial Real Estate. "I'm assuming the new people coming in will put in a little higher price point stores."

Gulf Coast has similar shopping centers under way in Grand Junction, Colo., Joplin, Mo., Cheyenne, Wyo., Houston, San Angelo and Lubbock in Texas and Topeka and Derby in Kansas. Retailers include Kohl's, Pier 1 Imports, Michael's Crafts, Target, Office Depot, Shoe Carnival, Best Buy, Academy Sports, Bed Bath & Beyond and Starbucks.

Grace said Westgate Shopping Center at MacArthur and I-40, to the east in Oklahoma City, will be the Yukon Crossing's main competitor. Westgate has 1 million square feet of retail space and includes a Wal-Mart Supercenter, Hobby Lobby, Office Depot, Home Depot and Ross Dress for Less.

Westgate "remains the most significant new retail development in this sector," Price Edwards & Co. said in its year-end 2004 retail market summary for the Oklahoma City metro area.

Yukon is not really far for me, so this just adds to the variety. The more the merrier.

How is that? Yukon is for everybody, and your right: The more the merrier! I think the city needs to do something more about it's country music legendaries, and maybe create a " Wild West" style image as it becoems a bigger suburb, and speaking of that, the Daily Disappointment could recognize it as a suburb when they post the metro's growth stats. Does anybody know how it compares to the rest of the metro, like Moore or Edmond?

We do not need another westrern themed anything. The more we do that, the longer it will take to change the stereotype image the country has of Oklahoma. I, for one, am tired of people asking me about my horse and the football game they insist I watch.

And the music you have to be listening to?

Mostly oldies. 50's. Now where near the redneck image if this city.

I was going to suggest... COUNTRY!

Clarification: Are they building another Kohl's? That will make Yukon the only city in the Metro to have two. Does OKC have two?

Nothing has been confirmed on the stores as of yet.......the stores listed are just clients of the shopping center developer Gulf Coast Commercial.


Kohls would probably more than likely go to Midwest City if they did add another store.
